Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

SITE PLAN:

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Show a landing or floor surface at exterior door #10. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Specify all anchor-bolts with 7" embedment into concrete or masonry detail #1 & 2, sheet 4, R403.1.6.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load.
2. Provide joist sizes in compliance with Table R802.4.
3. Provide rafter sizes in compliance with Table R802.5.1.
4. Specify the gable end bracing and connections to the structure, R802.10.3.
5. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.

SECTIONS - DETAILS - MISC. NOTES:

1. Clarify the inconsistent rater spacing shown on the framing plan and detail #1 & 3/5.
2. Show the ceiling gypsum board (detail #1/5) as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
3. Show GluLam beams with 1/2" end clearances from masonry, R319.1.4. Detail the beam connection at the Kitchen wall.
4. Show a detail for the valley to ridge connections.
5. Show weep screeds with a minimum clearance 4" above grade (detail #2/4), R703.6.2.1.
6. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply.
7. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.
8. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, detail #1 & 3/5, R905.2.7.
9. Provide keynotes for the numbered references on sheet 6.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Complete General Plumbing Note #1, sheet 7.
3. Change the minimum distance from 3" to 6" on General Plumbing Note #5, UPC 608.5.
4. Note and specify all piping materials, UPC 301.1.1.
5. Correct the conversion factor for determining CFM from BTU/h; currently Southwest Gas recommends 1000. Use Table 12-7 of the 2003 UPC for determining pipe diameter.
6. Change Plumbing Keynote #6 noting the new water service pipe required to support the total fixture units connected to the meter as determined by the following calculation.
7. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
Water closet: 2.5 water supply fixture units each.
Lav: 1
Tub w/shower: 4
Shower: 2
Kitchen sink & dishwasher: 1.5 each
Bar sink: 1
Laundry sink: 1.5
Clothes washer: 4
Hose bibb: 2.5 first fixture plus 1 for each additional.
Ice maker: 0.5
8. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi.
9. Show a two-way cleanout within 2' from the building at the lower end, UPC 707.4.

MECHANICAL PLANS:

1. Change Mechanical Note #1 to include 2003 IRC chapters 12 - 24.
2. Show the kitchen exhaust fan minimum 100 CFM rating, M1506.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
3. Show the wire size on the panel schedule for each new circuit, E3304.11 & E3606.2.
4. Show sub-panel feeder conductor sizes and breaker protection, E3605.
5. All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.6.
6. Bathroom receptacles shall be on a separate 20 AMP (not 15 AMP) circuit with no other outlets, E3603.4.
7. Show the circuit number for the hallway receptacle, E3801.10.
8. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
9. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
10. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
11. Smoke alarms are required outside each separate sleeping area R313.1.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
