The site plan is not approved at this time. Please address the following comments: SITE PLAN COMMENTS: 1) DS Sec.2-02.2.1.A: Revise the site plan to be drawn at a standard engineering scale no larger than 1"=60', the submitted site plan is currently drawn at an architectural scale and does not meet the Development Standards requirements. 2) DS Sec.2-02.2.1.A.1: Revise the site plan so that the drawing is oriented with the north arrow towards the top of the page. 3) DS Sec.2-02.2.1.A.4: Revise the location map to show the parcel location approximately centered within a one square mile area. Provide a brief legal description with section corners identified on a 3"=1 mile scaled map. Identify conditions within the square mile area shown on the project location map located on Sheet A.1, such as subdivisions, major streets, and major watercourses. Reference recorded subdivision plats by book and page numbers. 4) DS Sec.2-02.2.1.A.10: Revise the site plan to label the existing and future sight visibility triangles in plan view for both Corona Road and Nogales Highway. Parking spaces, signs, landscape and walls will not be approved within the future right-of-way. Provide a note on the site plan to state no structures and vegetation is allowed within 30" to 72" in height and will not be placed within the sight visibility triangles. 5) DS Sec.2-02.2.1.A.11: Revise the site plan to show the minimum width of both driveways, refer to Chapter 25 Section 25-39 for specifications and requirements in business districts. 6) DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 5-foot sidewalk and curb along the street frontage of Corona Road. A continuous pedestrian circulation path must connect all public access areas of the proposed building and the circulation path located on both Corona Road and Nogales Highway. 7) DS Sec.3-01.3.3.A: Revise the site plan to show the required 6-foot wide sidewalk with curb along the street frontage of Nogales Highway. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks. 8) DS Sec.2-02.2.1.A.14: Provide the required maneuvering area for any loading zone that is required and that is shown on the site plan. 9) DS.2-01.2.1.A.19: Provide dimensioned Major Streets and Routes Plan right-of-way for Nogales Highway. 10) DS Sec.2-02.2.1.A.20: Provide recording information for the existing right-of-way for Nogales Highway and Corona Road. Show in plan view all easements, if applicable, for all existing utilities and sewer lines. Provide the docket and page number for all easements. 11) DS Sec.2-01.2.1.21: Provide the dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines. 12) DS Sec.2-01.2.1.A.23: Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and Page number. 13) DS Sec.2-02.2.1.A.32: Provide location and dimensions for refuse container, the enclosure must have a minimum inside clear dimension of 10 feet by 10 feet between steel pipes that are required between the container and the enclosure's rear and sidewall. Refer to DS Sec.6-01.4.2 for specifications and requirements on access, placement of containers, bin enclosure and construction. Show maneuverability for refuse vehicles in plan view. 14) DS Sec.2-01.2.1.C: Revise the landscape plan to reflect the sight visibility triangles that are shown on the site plan. Provide a note on the landscape plan to state no structures and vegetation is allowed within 30" to 72" in height and will not be placed within the sight visibility triangles. Remove any proposed vegetation within the sight visibility triangle areas. 15) DS Sec.3-01.3.2.C: Depict and label the 18-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at all driveway entrances along Corona Road. The curbs should be constructed at the edge of pavement, which must also be depicted on the site plan. 16) DS Sec.3-01.3.2.C: Depict and label the 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at all driveway entrances along Nogales Highway. The curbs should be constructed at the edge of pavement, which must also be depicted on the site plan. 17) DS Sec.3-01.4.2: Revise the site plan to reflect handicap access ramps with truncated domes. Please refer to this standard and the figures for additional street design requirements, including curb access ramps, cross slope requirements, utilities, landscaping, etc. GENERAL COMMENTS: Please provide a revised site plan and a landscape plan that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Further comments may be generated upon resubmittal of the site plan and landscape plan.
