Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. Indicate the location of water meter serving the property.
2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry, R403.1.6.

STRUCTURAL PLANS:

1. Specify the gable end bracing and connections to the structure, R802.10.3.
2. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
3. Provide an engineer's calculation, design and seal for masonry partition and screen walls exceeding 6' above grade on either side. Clarify the maximum height above grade for the patio wall with retaining wall, Section A, sheet 2.

ELEVATIONS:

1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS - MISC. NOTES:

1. Show wood framing members resting on concrete as pressure treated, R319.1(2)
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
3. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code at Note #3, sheet 2.
2. Note and specify all piping materials.
3. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand and future kiln branch, UPC 1217.2.
4. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. The water service line must accommodate the existing fixtures and new sink.
5. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
6. Show the VTR size for the new sink, UPC 904.0.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Show dryer vent size and location, M1501.
3. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Provide a feeder load calculation for the new sub-panel, showing 3 VA x 322 sq. ft. for lighting & receptacles. The 40% demand factor may not be applied for feeder loads, E3604.3.
3. Show the sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605.
4. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. The fixture at the gate does not appear to be under a roof. INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/.
2. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
