COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

2. This comment has not been addressed - A 4' sidewalk D.S. 2-08.4.1.B and a 5' setback for a pedestrian refuge area D.S. 3-05.2.2.B.1 is required along the east PAAL. The PAAL provides access to required parking and therefore based on 2-08.3.1 "The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas."

3. This comment has not been addressed - Provide handicapped access ramps with truncated domes for the access across the north PAAL. D.S. 2-02.2.1.12. Per D.S. 2-02.2.1.A.12 "Vehicular, bicycle, pedestrian, and handicapped circulation clearly identified" providing the information on the grading plan does not clearly identify the handicapped circulation on the site plan. Clarify on the site plan.

4. This comment has not been addressed - The AIRPORT ENVIRONS ZONE (AEZ) requires: LUC 2.8.5

SUMMARY: Engineering Division of Development Services Department has received and reviewed the re-submitted site plan (T06CM03784), grading plan (T06BU01647), drainage report (prepared by CMG Drainage Engineering, Inc.), geotechnical engineering report, and Stormwater Prevention Pollution Plan (SWPPP), for the above referenced property. Engineering Division does not recommend approval of the site plan or grading plan at this time. The following items need to be addressed:


SITE PLAN and GRADING PLAN COMMENTS:

DS Sec.3-05.2.2.B.1: Provide a detail on both the site plan and grading plan for the required 5-foot wide setback for the pedestrian refuge area that must be maintained between the enclosed building and the proposed PAAL. The sidewalk must be a minimum 4-foot wide with a 1-foot setback from the proposed PAAL.

DS Sec.2-02.2.1.12: Clarify on the grading plan and site plan the handicap access ramps proposed for the pedestrian circulation. Add a note referencing a standard detail used for the handicap access ramp at the transition from pedestrian circulation to vehicular use area.


GENERAL COMMENTS:

The submitted SWPPP sets are approvable, but must be re-submitted with the revised site plan and grading plan for stamped approval.

Please provide a revised site plan and revised grading plan that address the comments provided above. Due to the comments generated the site plan and grading plan may be submitted to me for over the counter review and approval, as long as all of the items have been addressed.
