In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, cloud and delta all changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

· The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Building Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

· All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location of gas, water, electric and sewer or septic line on the property and where the new proposal. Provide the location of your water meter and septic system if it exists.

FOUNDATION PLAN:

1. Provide note: All plates (interior and exterior, load-bearing and non-load bearing) shall be pressure treated or foundation grade redwood. IRC Section: R403.1.6
2. Provide note: Footing shall be on undisturbed soil or approved fill. All fills shall be compacted to a minimum of 95% of maximum density.
3. There shall be a floor or landing on each side of each exterior door. Verify change of elevation and provide the maximum riser height 7 3/4" and minimum tread depth shall be 10". IRC Section: R 311.4.3 / R 311.5.3.

FLOOR PLANS:

1. Label and dimension all rooms and spaces. Reference ceiling height of all rooms and areas IRC Section: R 304/305.
2. An attic access opening shall be provided to attic areas that exceed 30 sq.ft. and have a vertical height of 30" or grater. The rough-framed opening shall not be less than 22"x30" and shall be located in a hallway or other readily accessible location, verify this if is applicable to your project. IRC Section: R 807.1
3. All habitable rooms shall be provided with aggregate glazing area of not less than 8% of the floor area of such rooms. Habitable rooms are defined as means for living, sleeping, eating and cooking. Provide and identify sizes of windows. IRC Section: 303.1
4. Show compliance with IRC Section: R 310.1 providing egress from bedrooms to meet the following minimum specifications.
· Maximum sill height of 44"
· Minimum net clear opening area of 5.0 sq.ft.
· Minimum net clear opening dimensions of 24" height and 20" width
5. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5
6. Glazing in hazardous locations shall comply with IRC Section: R308
· Provide fully Tempered glass in a individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface.

ELEVATIONS:

1. Provide height dimensions for roof line, headers, top plate and finished floors. IRC Section: R 106
2. Provide attic ventilation calculations for all concealed attic spaces, include required and provide net free ventilation area. Also, indicate the type, size and location of attic ventilation. IRC Section: R 806

STRUCTURAL:

1. Provide complete cross section and cross referenced for interior walls and specify size and spacing of all framing members, typical door, window framing. IRC Section: R 106
2. Specify all hangers used to hang beams, rafters/joist. IRC Section: R 802
3. Indicate the size and span of headers and lintels in all windows, doors for new proposal. Provide jamb details for openings. Double king studs will be required at openings over eight feet.
4. Note and specify ledger and connection to wood-frame or masonry. Completely detail all connections and cross-reference details to the foundation and framing plans for proposed patio/porch.
5. Provide note: materials used in construction must comply with the material standards of the applicable section of the IRC/IBC for the following materials: concrete, reinforcing steel, cmu, mortar, grout, lumber, glu-lambs, treated lumber, plywood.

PLUMBING:

1. Specify if appliances and equipment are gas, electric, or propane. Reference location of appliances and equipment. Is the water heater gas fired.? How does it comply with UPC 505.1/1202.2
2. Specify materials for waste, water, and gas pipes. UPC 604/701/1210
3. If gas is indicated, provide an isometric drawing indicating BTU or CFH rating for each appliance, size, and length of main and all branch lines. UPC 1216/1217
4. Provide a waste/vent isometric indicating sizes of all waste piping, vents and locations of floor drains, clean outs.
5. Hose bibs must be located on the plan. Backflow preventors are required on each hose bib and must be specified. UPC 603
6. Specify clearances for gas water heaters installed in recessed areas or alcoves. UPC 1308.
7. If install dishwasher specify airgap. UPC 807.4
8. Show location and provide size of roof drains and scuppers. UPC appendix D
9. Water heater pressure/temperature relief valve line shall extended outside of the building with the end of pipe not more than two feet nor less than six inches above the ground and pointing downward. Line shall not from a trap.

ELECTRICAL:

1. The receptacles between the west door existing the study room and the appear to be over spaced, verify locations for receptacles on each room and update and compliance with the IRC E3801.2.1.
2. Indicate the size (rating) and location of the electrical panel, including any sub panels. Provide a one-line diagram. NEC 2002
3. Provide an approved grounding electrode system. #4 copper max. GEC required for portion that only connects to "Ufer", #6 copper max. GEC required for portion that only connects to rod.
4. Specify bonding to the interior water piping and above ground portion of gas piping system.
5. Provide a note indicating a minimum of two 20-ampere-rated branch circuits for receptacles located in the kitchen, a separated 20-ampere-rated branch circuit to the laundry, and a separated 20-ampere-rated branch circuit for bathroom receptacle(s). NEC 210.52
6. Provide in kitchen and dining rooms, a receptacle outlet shall be installed at each wall counter space 12 inches or wider so that no portion along the wall is more than 24 inches from receptacle outlet and shall be GFCI protected. NEC 210.52
7. Provide at least on waterproof receptacle outlet, not more than 6'-6" above grade and GFCI protected. And specify rain-tight cover for outdoor receptacles if are not cover
8. All 125-volt, single-phase, 15-and-20 ampere receptacles in the following locations shall be GFCI protected: Kitchen, countertops, bathrooms, laundry sinks within 6 feet.
9. Provide note: where ceiling fans are show on the plans, provide a note indicating that only approved outlet boxes shall be used if that is the case.
10. For all services over 200 Amps, electrical drawings, calculations, schedules and diagrams shall be sealed by an electrical engineer registered in the state of Arizona.

OUTDOOR LIGHTING CODE:

1. How does the site comply with the outdoor lighting code.? Provide cut sheets for the proposed exterior light fixtures and the bulbs. Provide allowable lumen calculations.

MODEL ENERGY CODE:

MECHANICAL:

1. Provide locations of ductwork, diffusers, equipment and sizes.
2. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506.
3. Show the kitchen exhaust fan minimum 100 CFM rating, M1506.
4. Provide return air duct and register sizes, M1602.
5. Size the return air ducts and registers, IRC sections M1602 (heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU).
6. Designate on the plans by details and notes how compliance with Section 504 IMC (dryer vent length limitations) is achieved.
