TRANSMITTAL DATE: April 4, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code (LUC) and Development Standards (D.S.) were addressed.

1 Provide a copy of the cross access agreements and provide the docket and page from the recorded document on the plan. A cross access agreement is required for the access between this parcel and the parcel to the north.

2 Provide documentation for the access easement and provide the docket and page on the plan. There is a Fire Access Easement shown on the plan, clarify how access will be provided for this easement.

3 Due to changes to the parking along the east side of the proposed building the loading spaces will no longer work as shown on the plan. Loading spaces are not allowed to be located within the PAAL and parking spaces may not be accessed from across the loading spaces. Zoning recommends that the loading spaces be rotated 90 degrees and relocated to the proposed double parking area located just to the east of the loading spaces as shown. Due to the excess parking provided on site the elimination of 6 parking spaces will not effect this project.

4 The handicapped sign and post detail is incorrect. The dimension from the bottom of sign to grade is 7'-0". Revise the Accessible Signage detail to match the sign below.

5 Provide a note of the plan stating "THERE WILL BE NO FURTHER DIVISION OF LOTS WITHOUT THE EXPRESSED APPROVAL OF THE CITY OF TUCSON"

6 Due to the issues in regards to the lot line reconfiguration/splits provide the following items will need to be provide to The City of Tucson, Development Services, Zoning Review.
1. Three (3) copies of site plan showing lot dimensions and bearings and lot size for parcels 134-13-057U and 134-13-057V.
2. Legal descriptions for both parcels 134-13-057U and 134-13-057V.
3. New address certificates for both parcels 134-13-057U and 134-13-057V.

The certificate of occupancy will not be issued for the proposed building until these items have been provided to the zoning section.

7 Zoning will provide an over the counter review once the above comments are addressed. Please call or email to set an appointment for this review.
