TRANSMITTAL DATE: October 5, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Again this site plan does not meet the minimum requirements of Development Standards 2-02.0 Site Plan Content and Specifications. I choose sheet 5 of 17 as the site plan for this review. Due to the lack of required information additional comments may be fore coming.

2. Provide a drawings index on sheet one.

3. All references to "MAG STD DTL" need to be removed from the plan. All standard details should reference Pima County/City of Tucson Standard details with the appropriate detail called out.

4. The location map shows the proposed project bordering on both Broadway and Pantano. Revise the location of the project to show correctly. Also the proposed project should be shown centered on the location map.

5. It appears that this project is comprised of three (3) possibly four (4) different parcels. The boundary dimensions do not appear to reflect any combination of lots shown on the Assessor's Record Map. Please clarify. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. Copies of the lot combo covenant & tax combo attached

6. Provide a general note on the plan stating, "The proposed use is Food Service "28", subject to: subject to LUC section 3.5.4.6.A and C.

7. Provide the property description. D.S. 2-02.2.1.A.2

8. Provide size, height overhangs and canopies and use for proposed buildings. D.S. 2-02.2.1.A.6

9. Provide the required zoning setbacks. From Pantano the required setback is 21 feet or the height of the proposed building wall, which ever is greatest, measured from the back of future curb. From all other property lines the required setback is 0'. D.S. 2-02.2.1.A.7 and LUC 3.2.6.4 & 3.2.6.5

10. Provide off-street parking, including fully dimensioned layout, parking spaces' size and number, and typical parking space details for both handicapped and standard spaces, together with access thereto. D.S. 2-02.2.1.A.8

11. Post barricades or wheel stops designed to prevent parked vehicles from damaging adjacent landscaping must be provide adjacent to any landscape area or a 30" vehicle overhang must be shown on the plan. D.S. 3-05.2.3.C.1 If a 30" vehicle overhang is to be used the overall depth of the parking space may be reduced to 15'-6" in these areas. See Figure 5. Wheel Stop Curbing D.S. 3-05.2.3.C.2

12. Post barricades or wheel stops designed to prevent parked vehicles from damaging adjacent walls must be provided. D.S. 3-05.2.3.C.1 Along Pantano Road dimension the distance from the face of the curb to the proposed screen wall or provide curb stops per Figure 5. Wheel Stop Curbing D.S. 3-05.2.3.C.2

13. Post barricades or wheel stops designed to prevent parked vehicles from overhanging adjacent sidewalk areas must be provided around the proposed building. D.S. 3-05.2.3.C.1 If the proposed sidewalk is wider then 6'-6" then the existing curbing can be used a the curb stop. As no dimensions are provided for the proposed sidewalks it is unclear if the minimum sidewalk width is maintained.

14. Provide off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. D.S. 2-02.2.1.A.9 and D.S. 2-09.0 Supplement 9.

The site and grading plans for the proposed Furr's Cafeteria at 51 S Pantano Road cannot be approved at this time. Since a complete drainage submittal was not provided with the site plan the plans cannot be approved at this time. Once a complete submittal is received, additional comments will be forthcoming. The following comments must be addressed:

Drainage Report Comment:

1. The submitted drainage report does not meet the standards of the City of Tucson. Provide a drainage report that addresses the requirements of the Standards Manual for Drainage Design and Floodplain Management in Tucson Arizona (SMDDFM) and the Stormwater Detention/Retention Manual (SDRM). Specifically refer to SMDDFM sections 2.3 and SDRM Chapter V. Additional information can be found in Chapter XIV of the SMDDFM.

Site/Grading Comments:

2. Provide a plan that is clearly marked as the site plan and that provides the information required by the City of Tucson Development Standard (DS) 2-02.0. All of the required elements must be provide on this plan.
3. As previously commented, show on the site plan the location of each driveway on each adjacent property. Driveways must be at least 80 feet apart on MS&R streets.. The measurement is taken at the point of tangency for the curb return.(Transportation Access Management Guidelines)
4. As previously commented, show on the site plan maneuverability for Solid Waste vehicle access to the compactor. The access must provide for 40 feet of clear, straight access to the compactor.

SWPPP comments:
The stormwater pollution prevention plan does not meet the minimum requirements of the construction general permit. The SWPPP must
