The site and grading plans for the propoesed Furr's Cafeteria at 51 S Pantano Road cannot be approved at this time. Since a complete drainage submittal was not provided with the site plan the plans cannot be approved at this time. Once a complete submittal is received, additional comments will be forthcoming. The following comments must be addressed:

Drainage Report Comment:

1. The submitted drainage report does not meet the standards of the City of Tucson. Provide a drainage report that addresses the requirements of the Standards Manual for Drainage Design and Floodplain Management in Tucson Arizona (SMDDFM) and the Stormwater Detention/Retention Manual (SDRM). Specifically refer to SMDDFM sections 2.3 and SDRM Chapter V. Additional information can be found in Chapter XIV of the SMDDFM.

Site/Grading Comments:

2. Provide a plan that is clearly marked as the site plan and that provides the information required by the City of Tucson Development Standard (DS) 2-02.0. All of the required elements must be provide on this plan.
3. As previously commented, show on the site plan the location of each driveway on each adjacent property. Driveways must be at least 80 feet apart on MS&R streets.. The measurement is taken at the point of tangency for the curb return.(Transportation Access Management Guidelines)
4. As previously commented, the Stormwater Pollution Prevention Plan for this project does not meet the minimum requirements of the ADEQ Construction General Permit. ADEQ provides a checklist for SWPPP preparation. The SWPPP checklist can be obtained from the ADEQ website at: http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf. Include a completed SWPPP checklist with the SWPPP. In the checklist clearly describe the location within the SWPPP for each required element. The completed SWPPP generally requires a report along with the site map subm
5. As previously commented, show on the site plan maneuverability for Solid Waste vehicle access to the compactor.

1. This project cannot be reviewed without a site plan which has be designed to meet the requirements of the City of Tucson Land Use Code (L.U.C.) for this type of development. The site plan content will need to comply with City of Tucson Development Standards (D.S.) 2-02 which covers the Site Plan Content and Specifications. Once a site plan is submitted which meets the requirements of the L.U.C. & D.S. a full review will be completed.
