On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the (future) MS&R right-of-way line as determined by Sec. 2.8.3.4. Dimension street landscape borders accordingly. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. 2. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 3. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. 4. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. 5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional trees are required. 6. Include inside dimensions of strip planter within vehicle use area on the landscape, site and grading plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C. 7. Include note on landscape plan: All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas. 8. Submit NPPO plan or Application for Exception per DS 2-15.2.0.C 9. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans per DS 2-01.2.1.C. The site and grading plans for the propoesed Furr's Cafeteria at 51 S Pantano Road cannot be approved at this time. Since a complete drainage submittal was not provided with the site plan the plans cannot be approved at this time. Once a complete submittal is received, additional comments will be forthcoming. The following comments must be addressed: 1. Show location of driveway on each adjacent property. Driveways must be at least 80 feet apart on MS&R streets.. The measurement is taken at the point of tangency for the curb return.(Transportation Access Management Guidelines) 2. Provide a drainage report. The report must address detention and retention requirements. Five year threshold retention and detention requirements. Provide sufficient hydraulic analysis to demonstrate that all-weather access will be provided. 3. The Stormwater Pollution Prevention Plan for this project does not meet the minimum requirements of the ADEQ Construction General Permit. ADEQ provides a checklist for SWPPP preparation. The SWPPP checklist can be obtained from the ADEQ website at: http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf. Include a completed SWPPP checklist with the SWPPP. In the checklist clearly describe the location within the SWPPP for each required element. 4. Show maneuverability for Solid Waste vehicle access to the compactor. |
