The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time.

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL COMMENTS
General
Provide a square footage summary for each of the following: livable, storage. Ref. IRC Section R106.1.1.
Dimension distance from new structure to pool waters edge on Site Plan.
There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. Ref. IRC Section R311.4.3. Please dimension.
Note and specify that shower area walls shall be finished with a non-absorbent surface to a height of six feet above the floor. Ref. IRC Section 307.2.
Show route of electric supply to new building on Site Plan.
Provide the following note: A separate insulation inspection prior to drywall or an insulation certificate will be required at time of final. Ref. IRC Section N1101.3.1. Indicate minimum R valves of ceilings, walls, glazing per Ref. IRC Table N1102.1.
Provide height dimensions for optional roofline, and finished floor. Ref. IRC Section R106.
Indicate by drawing and/or notes, how insulation meets the requirements of IRC Section N1101.3.
Coordinate plies and coating of all built-up roofing between Notes on Sheet A2 and Notes on Sheet AN-1. Ref. IRC Section R905.9.
Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent” (non-vented roof design may be used with a registrant’s seal or meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions). The use of such alternate must be identified on Plan copy of the appropriate Detail incorporated into plan set as well as the CFM of outdoor air and method of providing the outdoor air through the mechanical system indicated. Ref. IRC Section R806.
Note and specify surface drainage requirement. Ref. IRC Section R401.3.
Note on the drawing the allowable soil bearing pressure used in the design of the footings.
Indicate the maximum roof overhang and dimension the minimum distance from overhang to adjacent property lines. Ref. IRCR302.1.

STRUCTURAL COMMENTS
General
Roof framing plan on Sheet A-3 shows 2x10 @ 12”o.c. rafters, but not roof trusses as shown on Detail 3/A-3A. Please update detail 3/A-3A. Also provide additional section at roof rafters parallel to wall to address compliance with IBC 1604.8.2 for wall anchorage.
Address on plan jamb reinforcement at openings as not found to be given on Sheet A3, nor Detail 7B/A-3A. Coordinate and complete.

PLUMBING COMMENTS
Demonstrate existing water meter and building supply pipe are adequate for the increased demand. Ref. IRC P2903.1.
Specify pressure balanced or thermostatic mixing valve for shower. Ref. IRC P2708.3.
Indicate plumbing fixture water flow rates. Ref. IRC Table P2903.2.
Note that drainage piping serving fixtures which have floor level rims located below the elevation of
the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. Ref. IRC Section P3008.
Clarify size of lavatory waste and vent lines on Plumbing Plan.
Vent for shower is shown to rise vertically in the middle of the shower; revise to show vent downstream of trap.

MECHANICAL COMMENTS
Provide exhaust fan duct size and specify back draft damper.

ELECTRICAL COMMENTS
Provide a complete electrical plan. Indicate the location of all air conditioning and water heater disconnects. Ref. IRC Section R106.1, Table E 4001.5.
Provide smoke alarms in the multi-purpose livable area. Ref. IRC Section 313.
Smoke alarms shall receive their primary power from the building wiring with battery backup. Wiring shall be permanent without a disconnecting switch other than those required for overcurrent protection. Ref. IRC Section R313.2. Revise Notes on A-5 reflecting the UBC.
Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used. Ref. NEC Article 314.27(d), IRC Section E3904.4, E3805.8 and E4001.6.
Demonstrate compliance with City of Tucson Outdoor Lighting Code.
Demonstrate compliance with IRC E 4103.1.2 and 4103.4 for lights and receptacles in vicinity of pool.
Indicate UFER size/materials and water pipe bonding conductor size in one-line diagram for subpanel AA.
Provide a note indicating all branch circuits installed in multi-purpose room revise panel schedule to reflect lights and receptacles in multi-purpose room to be Arc Fault Protected. Ref. NEC Article 210-12(b), IRC Section E3802.11.
Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. Ref. IRC Section E3801.2.1. See multi-purpose room at wall common with shower.
Revise size of feeder conductors to sub-panel A-A to comply with IRC Table E 3605.1 for 75 degrees. Ref. IRC E 3503.2, E 3604. Also include equipment ground per IRC Table E 3808.12.
Clarify Panel A at top of schedule where 100 Amp main breaker is noted; coordinate with 200 Amp service indicated in calculations. Also clarify the 4 breakers noted as 200 Amp is Panel A as this appears to be an error.
Denote Subpanel AA to be labeled as suitable for use as service equipment.
