Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: 4 COPIES OF THE GRADING PLAN AND SWPPP 1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. 2. Provide the off site to on site and the on site to off site concentration point locations for the 100-year peak discharge, existing and proposed. 3. See redline for the following comment. Provide the missing number in the keynote located adjacent to the loading zone. 4. Provide a detail for the building roof drains depicted in keynote 36. 5. There are a couple of areas on the grading plan that appear to have ponding issues. The northeast corner adjacent to the loading space and along the east side of the parking lot. Please refer to the redlines. These areas are optimum for a curb opening to allow the surface water to supplement irrigation in the landscape borders. Provide curb openings in the referenced areas to elevate ponding and promote supplemental irrigation (water harvesting). SMDDFM 2.3.1.6.A. 6. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in Development Standard 11-01.8. Provide on sheet 2 the adjacent zoning on the west, east and south side of the property. 7. Dimension the length of the basin. Revise accordingly. 8. Provide a cross section from the south wall (property line) through the basin to the PAAL. SWPPP COMMENTS 1. The Stormwater Pollution Prevention Plan for this project does not meet the minimum requirements of the ADEQ Construction General Permit. ADEQ provides a checklist for SWPPP preparation. The SWPPP checklist can be obtained from the ADEQ website at: http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf. Include a completed SWPPP checklist with the SWPPP. In the checklist clearly describe the location within the SWPPP for each required element. |
