1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

SUMMARY: The Grading Plan was reviewed by Development Services Department Engineering Division. The Grading Plan was not approved at this time.

Grading Plan Comments:

1. Revise the grading plan to provide for reinforced concrete drainage structures in all public right of way locations. (Standards Manual for Drainage Design and Floodplain Management [SMDDFM] 10.3.9) Clarify the notes where both RCP and HDPE are specified, such as on sheet 3.
2. Clearly delineate the grading limits for the project, including the limits of disturbance for off-site improvements and drainage structures.
3. Provide general dimensions for all basins and drainage structures.
4. Specify truncated domes for all curb access ramps.
5. Revise the grading plan to remove phasing information or prepare and obtain approval for a phased development tentative plat.
6. Provide sufficient proposed contours or spot elevations to demonstrate that drainage patterns will be maintained. (For example, the common area adjacent to lots 120 and 121)
7. Show erosion protection and details for the discharge locations in Old Nebraska Wash.
8. Note 21 of the Tentative Plat indicates that a surveyor must certify the elevations of a number of pads. Provide a note on the grading plan reiterating this requirement.
9. Revise note 21 to indicate that the plans are consistent with the Standard Details 2003 Edition. Ensure that the plans are revised as necessary.
10. Revise note 9 to indicate that grading will be in conformance with the soils report.

Stormwater Pollution Prevention Plan Comments:

11. Revise the statement on page 4 of the SWPPP that indicates that only 15 acres of the 35 acres will be disturbed for this project.
12. Revise the SWPPP to make it consistent with the grading plan and tentative plat with phasing.
13. Part IV.J.1. Each Operator must sign the SWPPP
14. Tucson Code 26-42.b The SWPPP must be prepared and certified by an engineer or landscape architect.
