We offer the following comments: GRADING PLAN: 1. Provide in the submittal a copy of the Geotechnical Report, which include recommendations concerning the required setback from existing/proposed slopes whether they are created by a cut or a fill and the proposed slope treatment. Verify compliance with the Soils Report recommendation. 2. Include the submitted exhibit that demonstrates that proposed driveway slopes will not commends driveways slopes not to exceed 15% as a detail on the Grading Plan. 3. The drainage system, that includes channels and an 18" RCP north of Drexel Road and on both sides of Morning Shadow drive, needs to be addressed in this project Drainage Report. The system needs to be reviewed and approved before the PIA plans are sent to Permits and Codes for their review and approval. 4. The difference in elevations between the high points, on "C" Type Lots, and the low points (at lot frontages) is very minimal. It will be difficult to install and the slopes will not be sufficient to drain the water runoff. Revise as necessary. 5. Hand placed riprap on slopes between 2:1 and 3:1 is not acceptable unless the Soils Report's recommendation conflicts with this comment. Revise the affected details accordingly. 6. Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made. SWPPP: The stormwater pollution prevention plan does not meet the requirements of the general permit. Please revise the SWPPP to address the following requirements. 1. Provide documentation to substantiate the effectiveness of the trench berms and the use of natural vegetation as perimeter sediment controls as indicated on the site map. Loren Makus, E.I.T.
