Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.

Sierra Morado Unit 3, phase 2 Grading Plan Comments:

1. Revise General Grading Note #26 to state the following: "a SWPPP inspection and a pre-construction meeting between the Contractor and Development Services Engineering Inspector is required before construction activities start. Call for SWPPP inspection and pre-construction meetings. for a DSD engineering inspections, call IVR (740-6970), or schedule with a customer service representative at the development services department, or contact DSD engineering at 791-5550 extension 2101, or schedule inspections online at: http://WWW.CI.TUCSON.AZ.US/DSD/ONLINE_SERVICES/ONLINE_PERMITS/ONLINE_PERMITS.HTML
2. The previously reviewed grading plan was not included in the submittal. Provide a copy of the old grading plan for comparison.
3. The revised Drainage Report that addresses the elimination of Bilby Road collector channel was not included in the submittal. Additionally, it is not clear how the dip section in Bilby Road can replace the collector channel.
4. The Geotechnical Report was not included in the submittal.
5. The approved stamped Tentative Plat was not included in the submittal. Please be advised that only one copy is required.
6. The detention basin slopes are still shown 4:1 contrary to what is stated in comment 4 response. Additionally, if the slopes change, they shall be treated as required by the Geotechnical Report recommendation.
7. The Grading Plan shall be revised to reflect the Drainage Report and Tentative Plat revision.
8. Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

The Stormwater Pollution Prevention Plan does not meet the requirements of construction general permit. The SWPPP must be revised in accordance with the following comments:

1. Provide documentation to substantiate the effectiveness of the trench berms and the use of natural vegetation as perimeter sediment controls as indicated on the site map.
2. As previously commented: Part IV.C.3.c. Identify and clearly label on the map locations of structural and nonstructural controls identified in the SWPPP. Include the location of the washout area, locations of storage areas. If washout areas are proposed offsite, provide specific directions for managing concrete washouts.
3. Provide correct references at the match lines on the site plan.

The SWPPP must be revised to meet the requirements of these comments. The entire SWPPP must be revised to be specific and to provide specific instructions to all of the operators of the project.
