The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:
1) Please include a response letter to the comments along with the corrected copies of the SP.
2) The amount of cut and fill exceeds 50 cubic yards. A Grading Permit is required. Include with the submittal of a Grading Permit a Drainage Statement that explains how the drainage will be affected by the proposed development. The Drainage Statement should ensure that nuisance flows and/or adverse draining effects that are created by the proposed development will not create additional hazards for adjacent properties. The following are NOT required for the submittal of the Grading Permit:
a) A Stormwater Pollution Prevention Plan (SWPPP).
b) A Soils Report.
c) A Floodplain Use Permit.
3) The font size used for the Site Data and the Notes on the SP need to be a minimum of 12 (0.12") point per D.S. 2-05.2.1C. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes.
4) Please provide a small project-location map on the SP.
5) The descriptions for the existing residences 1 and 2 are written in pencil. Please provide that information in ink instead.
6) Please provide the basis of bearings and the basis of elevation, including the vertical datum used.
7) Please label the SVT.
8) The 2002 aerial photographs of this property show a structure in the location of the proposed duplex. Per Permits Plus, an entry exists stating a fire totally destroyed a house at 3426 E. Bermuda St. Is the proposed duplex replacing the structure that was destroyed by the fire? Please clarify.
9) Please provide the finished grades.
10) Please provide a legend or label the drainage flow arrows.
11) Please provide the dimensions from street monument lines to existing and/or proposed curbs, sidewalks, driveways and utility lines.
12) The SP depicts a 6" curb in front of the refuse container. Please clarify.
13) The orientation of the refuse container cannot be accepted due to the sanitation truck having to back out onto a public street. Please relocate the refuse container, providing adequate turn-around area. Alternatively, you may check with John Clark with Environmental Services at (520) 791-5414 ext. 1136. The proposed location may be approved through a potential Development Standards Modification Request (DSMR).
14) The sidewalk width needs to be 5', not 4'. Please adjust.
15) A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
16) As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. List as a note the legal description of the property.

2. Please clarify and revise if necessary the property address. The address on the site card is listed as 3428 E. Bermuda St. and the address on the site plan is listed as 3436 E Bermuda. Please revise accordingly.

3. A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.
1. Show the subject property approximately centered within the one (1) square mile area.
2. Identify conditions within the square mile area, such as major streets and watercourses.
3. Section, township, and range; section corners; north arrow; and the scale will be labeled.

4. In addition to the property line distance information add the bearings for the property lines.

5. All existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use. It does not appear that the building footprints have been depicted on the plan as they exist on site. Indicate all existing porch structures, overhangs, carports, sheds etc and dimension the all the building footprints. Indicate the building height for each existing and proposed structure. Include in the next site plan submittal, dimensioned floor plan drawing of the existing buildings to verify the number of bedrooms and building square footages.

6. Vehicle parking is based on the number of bedrooms per unit. The required parking cannot be verified until the floor plans for all the buildings are provided for review.

When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. The parking space adjacent to the dumpster enclosure must be designed to a ten-foot width. Label the width of the parking spaces. The minimum width requirement is eight and one half feet. Label and revise as required.

7. Bicycle parking is required for this development. Bicycle parking is based on a ratio of eight percent of the number of vehicle parking spaces provided. This site must be provided with a minimum of two class two bicycle parking spaces. Include in the parking calculations the number of bicycle parking spaces required and the number and class provided.

Draw and label the location of the off-street bicycle parking facility, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. Add a fully dimensioned detail drawing of the bicycle parking facility.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

9. A 5' wall is required to screen vehicle use area from adjacent residential properties per LUC Table 3.7.2-I. All walls required by this Division must be of masonry material or masonry with a stucco or textured finish.

10. All required screen walls must be located on-site or a joint use agreement shall be provided. Verify if existing walls are located within property lines

11. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a
