On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by Sec. 2.8.3.4. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. 2. Landscape borders shall comply with minimum requirements per LUC 3.7.2.4. Fifty (50) percent or more within the 10' street landscape border (excluding required screening) must be covered with shrubs or vegetative ground cover. 3. Alley access for loading zones will be provided only where the alleys are constructed in accordance with Development Standard 3-01.0 and with a minimum 20' width. Provisions for alley service are noted in Sec. 6-01.2.1.B.1. 4. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0. Sterolia diversifolia is not on the list, Brachychiton populneus is commonly referred to as a Bottle Tree and is considered a canopy tree, revise plant selection as necessary. 5. Revise note pertaining to decomposed granite to read: All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. 6. | 11/14/2005 | DAN CASTRO | ZONING | REVIEW | Denied | COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The proposed building height shall be measured from design grade to the mid-point of the gable or to the highest point of a parapet wall. Verify that the setback from the north property line is in compliance with the height measured from design grade to the highest point of the exterior building wall. (D.S. 2-02.2.1.A.6) (D.S. 2-02.2.1.A.7) 2. Alley access is not allowed. Remove reference to gate and provided adequate screening along entire north property line. 3. At least one (1) accessible sidewalk will be provided to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. (D.S. 2-08.4.1) (D.S. 2-02.2.1.A.12) 4. Provide an accessible path from the access aisle to the building entrance. The path must be physically separate from the vehicular use area. Detail ramp/s provided. Add the number and class type required and provided under the parking calculation. Indicate the location of the rack on the plan. Provide a detail of the parking facility. See. If applicable, provide a detail of existing and or proposed free standing signage, billboard, and outdoor lighting on the site plan. (D.S. 2-02.2.2.1.A.13) 7. Demonstrate maneuverability into and out of the loading zone. Contact the Engineering reviewer for additional information. (D.S. 2-02.2.1.A.14) 8. Per the Major Streets and Routes (MS&R) plan, 36th Street is designated as a 100 foot right-of-way. Check with the Engineering reviewer to verify the correct ½ right-of-way for 36th Street. Per the MS&R the ½ right-of-way should be 50 feet not 65 feet as shown on the current site plan. (D.S. 2-02.2.1.A.19) 9. As noted in above comment, right-of-way may not be delineated correctly. Please assure that the future curb is delineated correctly on the plan. As it is currently shown, the future sight visibility triangle will be obstructed by a parking space. Granted that the parking space is not required, it will have to be removed at the time of widening. If you would like to continue to show the parking space in the future SVT, a "future site plan" will need to be provided, which shows how future site conditions will be in compliance. In addition, a recorded MS&R covenant will be required for this project. Contact me to receive a copy of the covenant. (D.S. 2-02.2.1.A.21) 10. Indicate the location of the refuse container. It was not approved. Please address the following comments. Site Plan Comments: 1. Show drainage patterns and proposed final grades at various location throughout the project site. (DS 2-02.2.1.A.16) 2. Clarify the conditions along 36th Street. If there are curbs, provide a six-foot sidewalk along the right of way. (DS 3-01.3.3.A) 3. Show drainage patterns, proposed finish floor elevation(s), and finish grades and estimated cut and fill quantities. (DS 2-02.2.1.A.16 and 17) 4. The driveway access to 36th Street must be constructed with 25-foot radius curb returns. Dimension the radii for the returns. (Transportation Access Management Guidelines for the City of Tucson, Arizona Section 5.5) 5. Indicate that 36th Street is an MS&R arterial. With intersection widening the future half right-of-way will be 65 feet as shown. 6. Show existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. (DS 2-02.2.1.A.23) 7. Show how water harvesting will be maximized. Provide depressed landscape areas and show how drainage will be directed to them. 8. Show roof drainage and show how concentrated flows will not be directed across sidewalks or pedestrian access routes. Revise the Site Plan, to address all of these comments and resubmit two copies of each for review. Include a letter explaining how each comment has been addressed.
