02/16/2006 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area. It appears a portion of the landscape border is within the 30' ROW on Jackrabbit Rd. Provide written approval from a City Engineer for landscaping within the ROW

2. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans per DS 2-01.2.1.C. Show the locations of all sidewalks on landscape plans.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This review is for a site that is in the I-1 Light Industrial Zone. The Development Designator is "34" for General Manufacturing and is subject to LUC Sec 3.5.5.1.B, .F, .G and .H. The Perimeter Yard Indicator is DD. This review is for full code compliance.
LUC Sec 2.7.2.2.A.2, Sec 3.2.3.12.B & Sec 3.2.6.4

2. Please identify the section, township and rang on the location map. Also provide the section numbers at each corner of the location map.
DS 2-02.2.1.A.4

3. Please see the engineering comments concerning the sight visibility triangles on the site plan.
DS 2-02.2.1.A.10

4. Clearly delineate a fully dimensioned loading space and demonstrate maneuvering area on the site plan. The minimum required size is twelve feet (12') wide by fifty-five in length with a minimum fifteen feet (15') of overhead clearance. It appears were you might have the loading space you also have an access ramp that is linked to a crosswalk. Please revise the plans for compliance.
DS 2-02.2.1.A.14, LUC Sec 3.4.5.1

5. Identify the existing and proposed use in the "site information" list on the site plan. The actual use is manufacturing. Also identify the "subject to" sections with the use and Development Designator "34" in the "site information." Please address each of the performance standards listed in Section 3.5.5.1.F, numbers 1 through 8 in your response letter. It may also be necessary to address some or all of these performance standards on the site plan.
DS 2-02.2.1.A.31

6. Under site information the total square footage of the building is identified as nine thousand twenty seven (9027). Again, using the dimensions of the square footage calculates out to slightly over nine thousand four hundred thirty eight (9438.2442) square feet. Please revise the square footage listed in the "site information." Provide the total site coverage and a floor area ratio (FAR). There is no FAR on the plan. Provide the FAR under Site Information.
DS 2-02.2.2.A.3, LUC Sec 3.2.11, LUC Sec 6.2.6

7. There must also be as a pedestrian refuge area between all structures and all vehicle use areas with a minimum width of five feet (5'). The pedestrian circulation and refuge must also have a four foot (4') concrete sidewalk. This pedestrian refuge area must be placed between the west side of the building and the adjacent vehicle use area. For continuous pedestrian circulation this sidewalk should connect to the sidewalk along the south of the building that connects to the street. It also appears that there is vehicle circulation all around the building; therefore a pedestrian refuge must be provided along the north and west sides of the building.
DS 2-02.2.1.A.12, DS 3-05.2.2.B.1,
DS 2-08.3.1 & DS 2-08.4.1

8. Please be aware that additional comments may be forthcoming based upon any additional information provided.
