Dimension buffers on landscape plan accordingly, include additional screening for vehicle use areas 4. Vegetative screens can encroach three (3) feet into the street landscape border. If the growing characteristics of selected plant material, at maturity, are of a width greater than three (3) feet, the plant location will be moved farther away from the street property line to allow for the growth. 5. The planting plan and layout will include sizes, and common and scientific name(s) of existing vegetation per DS 2-07.2.2.A.1.e Provide the botanical name for Green Palo Verde. 6. | 12/27/2005 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | DATE: December 14, 2005 TO: HW BUD ACTIPIS for THREE DOG DANCER LLC SUBJECT: 2420 N JACKRABBIT AV Building Addition Floodplain Preliminary Review LOCATION: T13S R13E Section 34 REVIEWER: Elizabeth Eberbach ACTIVITY NUMBERS: T05OT02600 / T05CM05118 PRELIMINARY FLOODPLAIN USE PERMIT REVIEW: 1) Tucson Code Section 26-11.2.(a): A preliminary review of your application for a floodplain use permit was performed. The application is not complete. Since the site may be affected by a jurisdictional flood, the floodplain ordinance compliance is required for this project. However, no drainage information was provided in the submittal package. A Drainage Report or sufficient drainage or hydrology study, is needed for the review of this Floodplain Use Permit submittal. The report should include FEMA discussion, erosion and/or flood protection improvements, as well as other necessary drainage information as listed in this section of the code as well as section of the Development Standards. 2) Tucson Code 26-11.2.(a)(1): Submit 3 sheets of the grading plans drawn to scale, showing the nature, location, dimensions and elevation of the lot, existing or proposed structures, fill, storage of materials, floodproofing measures, and the relationship of the above to the location of any watercourse channel, floodway, regulatory floodplain, erosion hazard area boundaries, and the regulatory flood elevation of the structures. All elevations or vertical distances must be referenced to an established datum or base elevation. 3) Tucson Code 26-4.1(a)(1): In order to determine substantial improvement in a flood hazard zone, submit monetary assessment of the project that includes the proposed improvements of the building addition, along with the value of the existing structure. See the following website for more information: http://www.floods.org/Certification/is9/unit8.pdf See especially pages 8-5 through 8-8. Engineering Division of Development Services Department will generate a full review of the submittal package for T05CM05118 and T05OT02600 after the above preliminary comments are addressed. | 12/27/2005 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | December 28, 2005 TO: Amco Enterprises, Inc. SUBJECT: Site Plan: Building Addition, 2420 N Jackrabbit Avenue REVIEWER: Loren Makus ACTIVITY NUMBER: T05CM05118 SUMMARY: The Site Plan and Grading Permit Application were reviewed by Development Services Department, Engineering Division on December 28, 2005. It was not approved. Please address the following comments. Site Plan Comments: 1. Delineate, label and dimension the sight visibility triangles for each driveway/PAAL location. (DS 2-02.2.1.A.10) For details on the sight visibility triangles reference Development Standard 3-01.5.0 2. In the Drainage Statement, clarify the relation between the FEMA reference mark and the COT benchmark used as the basis of elevation for the Site Plan. Clarify whether the lowest floor elevation on the Site Plan is in reference to the COT datum or to the FEMA datum. 3. Revise the proposed refuse container to provide concrete-filled steel posts at the sides of the enclosure as well as at the back. There must be at least 10 feet clear between the posts on opposites sides of the enclosure. (DS 6-01.4.2.C) 4. Provide water surface contours for the watercourse/floodprone area. (DS 2-02.2.1.A.15) 5. Clarify the delineation of the proposed sewer easement (Key note 11). Use a distinct symbol to indicate the boundaries of the easement. Grading Plan Comments A grading permit is required for this project. A grading permit application was received. The Civil Improvements plan sheets should be revised in accordance with the following comments. The plans must also be revised to address any changes in the Site Plan. 1. Provide general dimensions for the basins, sidewalks, parking area access lanes and other site features. 2. Clearly delineate the extent of proposed grading. 3. Revise solid waste enclosure to provide concrete-filled steel posts at the sides as well as at the rear of the enclosure.
