COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. In review of the building expansion proposal the last approved site plan was used as reference.

2. Per the last approved site plan the street landscape buffer was to be provided behind the future right-of-way. The new plan indicates that the landscape buffer is to be removed. In order to continue with a site review and approval of this plan a additional site plan must be submitted and demonstrates compliance for the required landscape buffer. Additional comments may be forthcoming on this issue. See landscape reviewer comments for information.

3. The sight visibility triangles must be revised and correctly depicted. See related Engineering comments. DS 2-02.2.1.A.10

4. Dimension the driveway entrance and PAAL area. The wheel stops must be revised to demonstrate that they are 2.5 feet from front of the parking space. DS 2-02.2.1.A.11

5. The future right-of-way information for 22nd Street must be added to the plan. The centerline to existing and future property line must be depicted and labeled. The existing and future curb locations must be depicted, labeled and dimensioned. DS 2-02.2.1.A.19

6. The previously approved site plan indicates a light pole within the property after the future right-of-way widening. The new plan depicts the light pole in the future right-of -way. Please ensure that the slight pole is depicted correctly. A DSMR will be required to allow the light pole to be placed in the future right-of-way. DS 2-02.2.1.A.25

7. In order to verify parking calculations using the MS&R adjustment the dimensions as requested in comment 5 must be addresed.
