The following comments are based on a greater than 25% vehicular use area expansion resulting in a full code compliance review of the entire site. All calculations required encompass the entire site, whether existing or proposed. 1. The site is comprised of two (2) separate parcels, which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant may be obtained at the Zoning Review counter or online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf. 2. Label the height and size (SF) of all buildings and canopies located on-site. (D.S. 2-02.2.1.A.6) 3. Provide the complete vehicle parking calculation, which includes the gross floor area of the building and gross site area, parking ratio required, and number of vehicle parking spaces required and provided. Refer to LUC Sec. 3.3.4 "Vehicle Rental and Sales" for vehicle and bicycle parking requirements. (D.S. 2-02.2.1.A.8) (D.S. 2-02.2.A.4) 4. Provide dimensions for existing and new customer and employee parking spaces, including accessible parking space and access aisle. (D.S. 2-02.2.1.A.8) 5. Provide the bicycle parking calculation, which includes the number and class type required and provided. In addition, provide a fully dimensioned detail of the facility. Indicate the location, class type, and number provided on the drawing. Refer to D.S. 2-09 for design criteria. (D.S. 2-02.2.1.A.9) (D.S. 2-02.2.2.A.4) 6. Label and dimension "existing" and "future" sight visibility triangles. (D.S. 2-02.2.1.A.10) 7. Provide an accessible pedestrian path (min. 4 foot wide sidewalk), which connects the building to the sidewalk located in the Tucson Blvd. right-of-way. If ramps are required, provide a detail of the accessible ramp. The plan currently does not appear to provide a continuous on-site accessible pedestrian circulation system in conformance with the "Accessible and Usable Buildings and Facilities" standards ICC/ANSI A117.1-2003 or the on-site pedestrian circulation system requirements under Development Standards 2-08. (D.S. 2-02.2.1.A.8) (D.S. 2-02.2.1.A.12) 8. Provide a dimensioned detail of the existing and or proposed free standing sign/s, billboard, and outdoor lighting on the site plan. Assure that sign/s do not obstruct sight visibility triangles. (D.S. 2-02.2.2.1.A.13) 9. Dully dimension loading space/s and their maneuvering area. On the bottom of sheet 1 of 2 wher ethe existing zoning is listed, add the applicable "subject to" section for the proposed use as follows: "subject to, Sec. 3.5.9.5.B and .C". Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Site plan cannot be approved until Lot Combination recordation is complete with Pima County. D.S. 2-02.2.1.A.2 2. It is acknowledged the shown building is an existing structure. Because this site is a greater than 25% expansion, the site/project is being reviewed for full code compliance. Show roof drainage on the existing structure. Show gutters and scuppers. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E. 3. Label and dimension "existing" and "future" sight visibility triangles (SVTs) for all ingress and egress location. Include SVTs for the corner of Medina Road and Tucson Blvd. Please note there appears to be a sign located within an SVT, this sign may have to be relocated. Indicate sign hieght, dimension sign. D.S. 2-02.2.1.A.10. 4. Dimension points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs). DS 2-02.2.1.A.11. 5. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. The sidewalk on the north side of the structure only scales to 4'. Is there 5' of pedestrian refuge in this area? The north side of the building does not show any pedestrian refuge. Provide a 5' pedestrian refuge between existing drive/PAAL and all sides of the existing building to remain. Revise plan as necessary or clarify. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B. 6. Tucson Blvd. is an arterial street per the Major Street and Route Plan (MS&R) with a future ROW width of 120'. Show and label Tucson Blvd as an MS&R ROW. Indicate and label from centerline the width of paving, existing curbs, and sidewalks. Is Tucson Blvd built out to the future ROW? Be sure to label the ROW as either existing or future or both. Show the location of the future sidewalks. The future sidewalk dimension for Tucson Blvd is 6'. Label the street as private or public. The recordation data for Tucson Blvd. must be provided. DS 2-02.2.1.A.19. 7. If applicable, all easements of record must be graphically shown on the plan together with recording docket and page reference. DS 2-02.2.1.A.20. 8. Does Medina Road have existing sidewalks? Sidewalks are required as part of new development for all properties. Because this site is being reviewed for full code compliance, a 5' sidewalk must be placed within the ROW along Medina Road. Dimension from street centerline to existing curbs, existing and/or proposed sidewalks and utility lines for Medina Road. DS 2-02.2.1.A.21. 9. Is there a loading space? If a loading space is required show the maneuvering area for the vehicle. DS 2-02.2.1.A.14. 10. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes. 11. A 25' curb return is required for a PAAL/drive to an arterial road and an 18' curb return for a PAAL/drive to a local street. Indicate the 25' and 18' curb return as appropriate. TAMG 5.5. 12.
