Note the zoning classification of the adjacent properties (R-2). 2. Dimension the elevation drawings and building sections on sheet 5. All building height dimensions shall be measured from design grade. Building heights noted on sheet 1 must be measured from design grade. Indicates as so on the plan. 3. Provide a building setback dimension from the west property line to the building wall for the water heater closet. Setback requirement may not be verified for compliance until this information has been provided and the height of the exterior building wall for the water heater closet has been added tot he elevation drawing. 4. Per LUC Sec. 3.2.6.4. Perimeter Yard Indicator "BB", a minimum building setback required along the east property line is based on the greater of 10 feet or ¾ height of the exterior building wall. The drawing shows a nine (9) foot setback. 5. List the density calculation on sheet one (1) as follows: Maximum of two (2) units is allowed; Two (2) dwelling units are proposed. 6. Provide the vehicle parking calculation as follows: Two (2) three (3) bedroom dwelling units proposed. Five (5) vehicle parking spaces are required and provided. 7. Since more than four vehicle parking spaces are required, the Land Use Code requires that all vehicular use areas (driveway, parking spaces) be paved, striped, maneuver on-site, and comply with Development Standards 3-05. a) Wheelstop curbing (concrete bumpers) shall be provided in each parking stall and located two and one-half (2 ½) feet from the front of the parking space. b) A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. When the last space in a bay of parking is wider than eight and one-half (8½) feet, the back-up spur can be reduced in size, subject to approval by the Traffic Engineer. c) Add a note, which states: "Vehicles may not back into the street". d) The minimum size requirements for a vehicle parking space is 8 ½ feet wide by 18 feet in length. You may want to change the size to help fit all other requirements mentioned above. 8. Landscaping is required for the parking area. Contact a landscape reviewer for information.
