An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City per LUC 2.8.3.5.F. Include any BOA documentation with re-submittal. 2. A 25' foot minimum height clearance, free of any overhead obstructions (wires, branches, etc.), shall be provided above the refuse collection site per DS 6-01.4.3.G. Relocate tree within refuse storage area. 3. ALL required screening must be provided on the developing property or a joint-use agreement must be provided. Verify if existing wall is located on site or provide appropriate documentation including heights, and finished grades per DS 2-07.2.2.3. 4. Include on landscape plan 6' wall indicated on site plan to screen loading zone from adjacent residential property per LUC 3.7.2-I 5. Any vegetation with an ultimate growth higher than thirty 30" must be located outside of the sight visibility triangle per LUC 3.7.3.4. Relocate Hespreraloe parviflora within street landscape border as necessary. |

Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. The far side sight visibility triangle is not necessary due to the median in Speedway Blvd. Replace the far side SVT with a pedestrian STV, the stem side is the same length 20', however the through side is only 30' in length. Revise as necessary. DS 3-01. 2. It is acknowledged that the trash enclosure provided is existing, however because this is a full code compliance review the trash enclosure must meet current code. The collection vehicle can not back up safely without imposing a hazard to the ingress/egress of the site. The collection vehicle can not safely maneuver around the parking area. Be aware refuse vehicles require 36' inside radius and 50' outside radius. Demonstrate maneuverability for the collection vehicle. Revise plan accordingly to meet the requirements of DS 6-01. The above comment is from the first review. It is acknowledged that the comment has been addressed. However the solid waste vehicle is blocking the ingress/egress to the site when collection pick up is to occur. Contact John Clark of Environmental Services @ 791-3175 ext. 1136 to seek written approval for the current location. 3. In a general note give the benchmark based on City of Tucson Datum including the City Field Book and Page number. DS 2-02.1.A.23 4. In the site plan keynotes, keynote 3 denotes a request for a DSMR on the curb returns. Is this a typo? Is a DSMR being processed? If a DSMR has been approved for this project the activity number and the written decision must be on the site plan. |

Speedway Blvd. Verizon Cellular Phone Utility Station Expansion Site plan 2nd Review Transmittal date: October 25, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Remove the architectural site plans from the set and replace them with the engineered site plan. 2. Your response is acknowledged, a variance will be requested for the vehicle parking deficiency. Previous comment: Per DS 2-02.2.1.8, and 3.3.4 of the LUC, 1 parking space per 500 square feet of gross floor (building) area is required for this development. The square footage listed at 8321 - added with the prefabricated building area estimated at 360 square feet - for an approximate total of 8681 square feet of building area - requires a minimum of 17 parking spaces. The submitted site plan shows only 10 parking spaces for this development. Please revise the site plan accordingly. The alternative is to obtain a Board of Adjustment parking variance to delete 7 parking spaces. Please see comment 29 for referral information to the variance process. 3. Your response indicates that all sidewalks are five (5) feet wide. Please dimension all sidewalks for provide a note which describes the sidewalk as typical with a five (5) foot width. Previous comment: Per DS 2-01.2.1.12, 2-08 and 3-05.2.2.B., pedestrian access is required throughout the development. The pedestrian route must be a minimum of 5 feet in width along the PAAL areas. Please revise the plan to show pedestrian access continued throughout the site, to each building, and meeting the minimum of 5' width along PAAL areas. 4. A crosswalk is allowed where a pedestrian path crosses a PAAL. A physically separated sidewalk is required where the pedestrian path runs parallel to a PAAL. The site plan currently does not show a physically separated concrete sidewalk near the entrance to the site. Refer to D.S. 2-08 for additional design criteria. 5. Your response letter states that additional easement information will be provided. Per DS 2-02.2.1.20, easements must have recording docket and page references presented on the plan. Please provide this information for both utility easements shown at the north end of the site. 6. These review comments are not finalized review comments to the Board of Adjustment variance (BA) process. When the plans have been revised to meet the code sections delineated in these comments not pertaining to BA applications, staff will be able to provide written referral comments. 7.
