Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City per LUC 2.8.3.5.F. A variance has been sought to decrease the number of parking spaces required, additionally the number will have to be reduced when future improvements are implemented, show how the site will meet parking requirements in the future, include any BOA documentation with re-submittal. |

A Development Standard Modification Request is required for the proposed location of the solid waste enclosure. Contact Patricia Gehlen at 791-5550, ext. 1179, for submittal requirements. 2. In the site plan keynotes, keynote 3 denotes a request for a DSMR on the curb returns. Is this a typo? Is a DSMR being processed? If a DSMR has been approved for this project the activity number and the written decision must be on the site plan. The above comment is from the first review. Speedway Blvd. Verizon Cellular Phone Utility Station Expansion Site plan Transmittal date: December 15, 2005 2nd Review COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project encompasses 3 (three) proposed building additions for Verizon Wireless, a telephone utility company, at 4927 E. Speedway Boulevard. The total proposed square footage of the building is 8,681 square feet. Per 3.3.4 of the LUC, 1 (one) parking space is required per 500 square feet of gross floor (building) area for this development. A minimum of 17 (seventeen) parking spaces are required for the project to meet the stated code criteria. The submitted site plan shows only 10 (ten) parking spaces are proposed for this development, thus a Board of Adjustment variance is required to delete 7 (seven) parking spaces to meet current code requirements. 2. The total future right of way for Speedway Boulevard is 120 feet, per the City of Tucson Major Streets and Routes map. The project includes a future site plan indicating how the site will be developed once the future right of way expansion is completed. The future site plan indicates the deletion of 5 (five) parking spaces, leaving the site a total of 5 (five) parking spaces. This proposal requires a future Board of Adjustment variance to allow a total deletion of 12 (twelve) parking spaces from the site, based upon the proposed total Gross Floor Area of 8,681 square feet (Section 3.3.4 of LUC). 3.If a Board of Adjustment variance is granted, please note the case number, date of approval, variance(s) granted, and conditions imposed on the site plan. To obtain zoning review approval for the project, please return with a copy of the official Board of Adjustment decision memorandum and plans. 4. Per DS 2-02.2.1.20, easements must have recording docket and page references presented on the plan. Please provide this information for both utility easements shown at the north end of the site. This information must be provided prior to staff approval of the plan, even with issuance of the Board of Adjustment variances described above. 5.
