Due to the expiration of the permit, the requirements of the current Land Use Code and Development Standards will be enforced for this review. Some addition comments have been provided. 2. Provide the lot combination documents including Assessor's lot combo docs and notarized/recorded covenant. DS 2-02.2.1.A.2 3. Zoning acknowledges that this comment was not provided on the prior reviews but needs to be addressed. Per D.S. 2-08.3.1 the proposed pedestrian circulation the runs from the building to West Plata Street needs to also be an accessible route to an accessible entrance to the building. This route may not run out into the public right-of-way (ROW). Also along this same route there is a striped area at the west end of the parking that is just north of the building. This striped area is required to be a sidewalk, physically separated from the parking area access lane (PAAL). 4. For your information after discussions with Ron Brown, Structural Review, City of Tucson, Development Services Department in regards to the ICC/ANSI A117.1-2003 and the requirements for detectable warnings (truncated domes), it has been determined that some locations previously requiring truncated domes may no longer require them. The following comments are a direct result of these discussions. If you have any questions in regards to the requirements for truncated domes contact Ron Brown @837-4908. The truncated domes shown along the handicapped vehicle parking spaces, west side of the building are no longer required at this location. 5. Per COT DSD Administration this plan must be approved prior to July 3, 2008 or new review fees will be required. 6. Up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. Provide approval documentation for use of ROW's 2. An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site.
