None of the following comments were addressed prior to resubmittal. 1. Due to the expiration of the permit, the requirements of the current Land Use Code and Development Standards will be enforced for this review. Some addition comments have been provided. 2. The subject property is made up of four lots, which must be combined into one. Provide lot combination documents including Assessor's lot combo docs and notarized/recorded covenant. Add the property legal description to the site plan. It appears the lot combo was completed but the recorded information was not provided as stated on your response to comments. Also the provided legal description does not match the Assessors information, see attached. DS 2-02.2.1.A.2 3. The detail provided for the Class 2 bicycle parking does not meet the requirements of D.S. 2-09.0, Supplement 9. The bollard style bike rack does not meet the requirement for a two-point support system. Revise detail to meet this requirement. DS 2-09.2.3, DS 2-09.5.1 4. Keynote 11, "NEW SIGN TO SAY BICYCLE PARKING IN REAR" points to curb access ramps through out the project, please revise. 5. Detail 5/C1.4, revise the hatching to reflect what is shown on the plan and relocate the max. slope so that it is readable. Revised the dimension on the plan to reflect the 11' parking space and the 5' access isle. 6. Detail 2/C1.4, revise the detail to show "TRUNCATED DOMES" in place of the "TACTICAL WARNING DEVICE" per ICC/ANIS A117.1-2003 406.13. 7. Truncated domes are required the full width of the flush surface at the handicapped parking area. ICC/ANIS A117.1-2003 406.13. A street landscape border is an area with a minimum width of ten (10) feet, as measured from the street property or MS&R lines running the full length of the property bounding the site except for points of ingress-egress per LUC 3.7.2.4. All street frontages along N. Stone, N. 9th, W. Lester, and W. Plata for buildings and vehicle use areas require landscape buffers as necessary, Indicate dimensions for the borders from MS&R or street property lines. 2. Street landscape border shall be located entirely on site except that, if approved by the City Engineer per LUC 3.7.2.4. Up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. 3. Revise keynote #32 on site plan to indicate a 10' landscape border, and provide approval documentation for use of ROW. 4. Vegetation or structures higher than thirty (30) inches must be located outside of the sight visibility triangle 5. Indicate square footage and calculation of the percentage of vegetative coverage for all landscape areas per DS 2-07.2.2.2.g 6. The planting plan and layout calculations will include the following Information: § Locations, size, and name of existing vegetation to remain in place. § Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Designate treatment for landscaped areas. 7. Walls constructed in a single continuous line shall extend into a street landscape border no more than the actual width of the fence or wall. Where a fence or wall incorporates offsets or similar design features, a screen may extend a maximum of three (3) feet into the street landscape border per 3.7.3.2.B.3. Move screen walls to the back of street buffers. 8. Revise details as necessary on sheet C 1.4 to reflect changes made to landscape border width and screen wall locations per DS 2-07.2.2.D. 9. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Additional trees are required for vehicle use areas. 10. Minimum 25' height clearances for refuse storage collection site must be free of any overhead obstructions (wires, branches, etc) per DS 6-01.4.3.G. Relocate tree as necessary. 11.
