Please submit a response letter detailing how the comments were addressed with the next submittal: 1. Satisfactorily addressed. 2. Satisfactorily addressed. 3. Cut/fill quantities appear to be indicative of proposed conditions. The floodplain permit (T05OT01314) was not resubmitted. The consultant is urged to get floodplain approval prior to or concurrent with site plan. This site lies within the Julian Wash balanced basin; detention is required unless sufficient storage can be provided in landscape areas. Ordinarily, TDOT will not approve landscaping in the right-of-way if the landscaping is required. In this case, the water harvesting associated with the landscaping is also required because the drainage consultant has used the landscape areas to reduce the peak flows emanating from the developed site. Approval from the TDOT Engineering Division (Andy Dinauer or designee) is necessary to place the required landscaping in the Park Avenue right-of-way. 4. Satisfactorily addressed in previous submittal. 5. Satisfactorily addressed in previous submittal. 6. Satisfactorily addressed in previous submittal. 7. Satisfactorily addressed. 8. The driveway onto Park Avenue is to have 25' radii, not an apron-type of driveway. The minimum distance between the end of the curb return onto Park Ave. and the south property line is 4' (TCC Ch. 25-39). Unless approved by TDOT Traffic Engineering (Vince Catalano or designee), the apron is not appropriate for the driveway onto Park Avenue. 9. Modify curb ramps on Park Avenue driveway to that for a driveway with radius curbing. 10. Satisfactorily addressed in previous submittal. 11. Delete landscape keynote A at the Michigan Street driveway. 12. Satisfactorily addressed in previous submittal. 13. The required landscaping is still shown to be in the future Park Avenue right-of-way. Approval must be granted from Andy Dinauer in the Tucson Department of Transportation. 14. A grading permit and floodplain permit application are required for this development. Based upon the spot elevations shown on the site plan, it appears that the roof drainage will not flow once it leaves the roof. Surrounding grades on the adjacent property and proposed elevations on the site plan are higher than the grade adjacent to the building. Natural drainage is generally east-to-west. Flows may not be diverted onto the properties located east and south of this parcel. The grading for this development is dependent on the outcome of the floodplain/drainage investigation. The drainage report does not address erosion as stated in Mr. Doug Williams' previous comment. Please submit a revised drainage report with the next submittal. This site lies within the Julian Wash balanced basin; detention is required unless sufficient storage can be provided in landscape areas. Park Avenue New Performing Arts Center Site Plan 4th Review Transmittal date: February 13, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan was reviewed with applicable divisions of the Land Use Code (LUC), Development Standard (DS), American National Standards Institute (ANSI), and 2003 International Building Code (IBC). 2. Per DS 2-08, the sidewalk adjacent to the parking area - leading to the building -must be raised from the asphalt. Please revise the plan accordingly. 3. Per ANSI, handicapped accessible ramps with truncated domes are required where transitioning from pedestrian to vehicular use areas. Please provide a typical detail drawing of the handicapped ramps, with a symbol on the plan showing where the ramps will be located. Ramps are at a maximum slope of 1:12. Please refer to ANSI Chapter 4 for further ramp design criteria. 4. Per ANSI, truncated domes are required at all points where the pedestrian areas intersect/transition to the vehicular use area. Please revise the notation on the plan to show the truncated domes at the points of beginning/ending of the sidewalk - where the sidewalks meet the PAAL. 5.
