Baker Street Single Family Residential additions, conversion of garage to inhabitable area Site plan 1st Review Transmittal date: March 25, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please dimension the elevation drawings to allow height and setback requirements to be verified. 2. The submitted plans shows a new kitchen will be added to the existing residence. Please clarify if the existing kitchen is to be removed, and what type of new use this area of the residence will have. 3. Please provide staff with a floor plan and elevations of the garage structure to be converted to a guest quarters. Dimensions, exterior wall heights, total building heights and uses for each room should be shown for the structure. The square footage of the structure should also be added to the site plan notes and lot coverage calculations. 4. Please be advised, depending upon the information shown on the guest house conversion floor plan, paved and striped parking with barrier provisions may need to be provided for the site in the rear or side yard. This code information can be found in section 3.5.7.1.G & H of the Land Use Code. The parking area would need to conform to Development Standard 3-05.0 5. The conversion of the existing garage to a habitable area requires the structure meet current zoning code requirements, such as setbacks. The required setback for the south property line is equivalent to the height of the exterior building wall of the structure facing that property line. Based upon the setback provided on the site plan of 4.33 feet, the structure would not meet this requirement. To seek permission for this reduced setback, a Lot Development Option (LDO) would be required. 6. These are not final LDO referral comments.
