Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat/development plan. Please submit one copy of the CDRC approved and stamped tentative plat/development plan, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the CDRC approved tentative plat/development plan, landscape and NPPO plans are to be submitted with the grading plan packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The tentative plat/development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The Grading plan cannot be accepted until the approval of the Development/Site plan.
3. Percolation for underground basins shall be treated as it would for a drywell. See 3.5.5 Item 3 on Page 56 of the Det/Ret Manual. The Certificate of Occupancy will not be approved until the results of the percolation tests have been accepted.
4. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
5. Is note no. 3 correct?
6. Change note number 8: "All work shall conform to grading standards per City of Tucson D.S. 11.0".
7. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
8. List administrative address/site address on plans.
9. List Development plan number (D05-0028) and the GP number (T05BU02920) on the plan.
10. Show cross section with transverse and longitudinal slopes.
11. Call out surface paving material and the thickness of the material.
12. Show details of all surface materials.
13. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
14. Cut or fill slopes require a 2' minimum setback from property line.
15. Call out peak discharges entering and exiting the site.
16. Detention/Retention:
· Percolation tests are required by using an actual "retention" situation. The test boring holes used to determine the percolation rates previously will not be accepted.
· A Dry well testing method shall be used in lieu of the "boring hole" test method.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. Re-submit the DR along with the GP.

1. Identify the location and describe any stormwater or non-stormwater discharges at the site associated with activity other than construction and other pollutant sources such as fueling operations, materials stored on-site, waste piles, etc. (Part IV.C.5) Show concrete washout area..
NOTE: This also includes discharges from dedicated asphalt plants and dedicated concrete plants that are covered by this permit.
2. The SWPPP text report shall be bound for field use facility.
