Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Please submit two copies of the approved and stamped development, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved site/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

5. There are several changes that are shown on the grading plan that have not been depicted on the development plan. Please ensure that all proposed changes that are to be made are depicted on the development plan. The grading plan should match the develoment plan. The following items are changes or omitions on either plan.

a. The detention basins depicted on the grading plan have not been drawn on the development plan. Also the basins appear to be within the 50-foot linear park along the bank of the river. Clarify if the Parks and Recreation Department have approved the proposed basins within the linear park area. Submit a copy of the approval memo by Parks and rec.

The fifty foot linear park must be delineated, labeled, and dimensioned on the plan.

b. The handicapped parking spaces have been relocated from the proposed location depicted on the development plan. Ensure that the development plan is revised to match the changes. Also it appears that the area in front of the handicapped spaces is flush with the pavement area. All areas or access ramps that transition onto vehicular use areas, which includes sidewalks that transition onto handicapped access aisles are to be provided with truncated domes. Depict the truncated domes as required. The area in question must be constructed of concrete cement and must be labeled as such.

c. The parking lot in the southern portion of the property has also changed. Please address as required.

I acknowledge that the copy of the development oplan submitted with the grading plan is not the most current version and therefore changes that have been made on the grading plan will not match. Please submit the most current if not the CDRC approved and stamped version of the development plan with the next submittal of the grading plan.

RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The grading plan cannot be approved prior to the approval of the DP.
3. Show the linear park on the plans per Pima County's direction.
4. Any construction in the FEMA delineanted Flood Plain will require a submittal to Pima County Flood Control District and a FUP from the City of Tucson.
5. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
6. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
7. List administrative address/site address on plans.
8. List Development number (D05-0036) on the plans.
9. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list.
10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
11. Call out surface paving material.
12. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
13. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
14. Show the 100-year flood peak discharge.
15. Slopes of 3H: 1V require hand placed riprap.
16. Slopes of 2H: 1V or greater require grouted riprap.
17. Cut or fill slopes require a 2' minimum setback from property line.
18. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address.
19. Call out peak discharges entering and exiting the site.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. As agreed upon with Swaim and associates the retention basin will be replaced a smaller rip-rap splash pad and be placed outside the 100-year flood plain and park improvements along with drainage scuppers under the park path.
3. A Flood Plain Use permit will be required for any construction or disturbance in the floodplain.
4. Show the 100-year W.S.E.L. on figure 3 of the DR.


Stormwater pollution prevention plan:
1. Provide a complete Stormwater Pollution Prevention Plan for review. Use the ADEQ SWPPP checklist to ensure that the SWPPP is complete. Include a copy of the completed checklist with the submittal. The checklist can be found on the ADEQ web site at http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf.
