Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal. Due to the expiration of the permit and the length of time between reviews. The Engineering Department will be looking at the submittal as a first time review. Additional comments have been provided for current compliance for grading plan. Please include a response letter to the comments along with the corrected copies of the Grading Plan. Grading Plan: 1. A copy of the stamped approved site plan must be included with the grading plan. It is acknowledged that the site plan is currently in review. Be advised that any changes made to the site plan must be reflected on the grading plan. The site plan and the grading plan must match. 2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Clearly indicate which ramps are existing and which are new. This applies to both on site and right of way areas. 3. DS Sec.2-02.2.1.A.12: Clarify on the grading plan and in details that all handicap access ramps at crosswalks or at the transition of a pedestrian circulation area to a vehicular use area has the required detectable warning devices (truncated domes). 4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. Provide sight visibility triangle along North Stone Avenue from West Plata Street. 5. Add note: "Depress all landscape areas a maximum of 6" for water harvesting." 6. Add the following notes to the grading plan notes: · "The approved Grading Plan is the only acceptable construction plan on site. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Service, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." · "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material built up caused by construction and to restore soil percolation. 7. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M.2.3.1.6.C 1 and 2. 8. Show cross section with transverse and longitudinal slopes. 9. Call out surface paving material and provide detail of all surface materials. 10. DS Sec.2-02.2.1.A.10: Provide existing and future site visibility triangles (SVT) are labeled and dimensioned 11. Dimension all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. and label on site plan. 12. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict and label 18-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along West Plata Street and also at north entrance along North Ninth Avenue. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan. 13. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for North Stone Ave, West Plata Street, North Ninth Avenue and West Lester Street. 14. DS Sec.2-02.2.1.A.19: Label the 10-foot future sidewalk and curb area on the site plan to verify that all improvements are located outside of the future ROW. 15. DS Sec.2-02.2.1.A.12: Pedestrian access across ingress/egress along West Lester Street should be realigned so that the access ramps are aligned for easy use by the handicap. 16. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 17. Provide existing topographic contours at intervals not exceeding two (2) feet. Legend indicates existing and new contours - unable to locate new contour line. Provide explanation as to where the contours differentiate. 18. Show Grading Plan activity number on each sheet in the lower right hand corner of all sheets per D.S. 2-02.2.1.29. 19. Show refuse container size, and access thereto fully dimensioned. Detail 6/C1.4 does not appear to provide the minimum information needed. See the attached refuse detail for minimum requirements. 20. Sidewalk and/or crosswalk is required for pedestrian access to trash enclosure. 21. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way.
