1) Due to the change of use of this site, this is a full code compliance review.
2) Please clarify the building height. The site data says 19 feet, yet for the setback to the north lot line a building height of 13 feet is used. Please clarify the building height (DS 2-02.2.1.A.6),
3) The west setback (Park Avenue) should be 28.5 feet from property line (LUC 3.2.6.5.A). Zero (0) feet is provided,
4) The north setback (adjacent to the R-2 zoning) would require a 28.5 foot setback (based on a building height of 19 feet) (LUC 3.2.6.4). 17'8" is provided,
5) 171 parking spaces required, one (1) provided. The site plan must include the required handi-cap signage and ramp details. In addition, please fully dimension the drop off zones. Variances needed for the number of parking spaces, use of alley, and maneuvering conflict in the vehicle use area (LUC 3.3.7, 3.3.7.5, and table 3.3.7.3),
6) Please fully dimension the bicycle parking spaces (DS 2-02.2.1.A.9 & DS 2-09),
