Include plans/redlines from previous plan submittal. 2. The minimum drive-through lane width leading to the window is eleven feet and must be striped, marked, or otherwise clearly delineated. D.S. 3-05.2.1.C..2.b It appears that the Drive-Through Aisle area is 36 feet in width. There are two lanes of 11'-1" and one lane 11'-0" which totals to 33'-2". As per your fax of the valet stand, it indicates that the dimensions are 22" x 22". Adding the three lane widths and the two stands, it totals to 36 feet and 10 inches. Correct and revise. Dimension drive-through area. 3. Indicate dimensions for the valet stands. 4. It appears that the parking lots on the south side of the site are in the future right of way. This is unacceptable. Correct and revise. |

Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed: 1) The last approved site plan shows all improvements (including street landscape buffers) behind the future right-of-way lines along Grant Road and Tucson Blvd. The new site plan indicates that required landscaping and parking will be in the future right-of-way. This is not permitted without Board of Adjustment variance. Please refer to LUC 2.8.3 for more information, 2) The location map is incorrect. Please correct (DS 2-02.2.1.A.4), 3) The required number of parking spaces may not be verified until the number of vacuum, wash, and drying bays are identified. Only vacuum bays are identified. In addition, only parking spaces that meet minimum LUC requirements may be counted as spaces provided (spaces within buildings and without sufficient PAAL width may not be counted as parking provided. Revise calculations as required. Show all stacking spaces, fully dimensioned, on the site plan. The parking spaces along the north lot line may not be reviewed until the proposed angle is added to the site plan (DS 2-02.2.1.A.8 & 2-02.2.2.A.4, LUC 3.3.7), 4) The PAAL leaving the vacuum bays is not wide enough for two way traffic. It must be identified as one-way on the site plan and on site, 5) Parking spaces may not be located in existing or future sight visibility triangles. The relocation of the parking into the future right-of-way places some of the parking in sight visibility triangles. Revise the plans as required (DS 2-02.2.1.A.10), 6) Since the new addition has entrances, there must be continuous pedestrian circulation from the addition to all rights-of-way that abut the site. Revise the site plan to show continuous circulation (DS 2-02.2.1.A.12), 7) The loading zone may not be located in a required PAAL. Please revise the location (LUC 3.4.5), 8) The taper along Tucson Blvd has not been shown correctly. Please revise (DS 2-02.2.1.A.19 & 21), 9) The existing building area shown on the last approved site plan does not correspond to that shown on the proposed site plan. Please revise the existing building area in all locations to be the same and explain any difference with the last approved site plan. In addition, revise the % expansion and FAR as needed. |
