1. Please include Water Surface Elevation (WSE) on the Site Plan. The WSE for this site is 2386.35'.

2. Add a general note to the site plan stating the entire property is in FEMA Flood Hazard AE.

3. Because the WSE for the site is 2386.35', the finish floor elevation (FFE) must be one foot above the WSE. The proposed FFE for the guest house is 2385.11', this is too low. Revise the FFE to be one foot above the WSE. Chapter 26-5.2.9.

2. The setbacks dimensions for the actual placement of the addition and the guesthouse must be placed on the plot plan. Please revise the plan.

3. The building's wall heights, for the guesthouse and the addition, must be placed on the plan. These dimensions should be listed with the calculations for the site. The wall heights are measured from design grade (ground level) to the highest point of each wall.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:
1. Provide dimensions from all structures to property lines, and show distance between all structures.
2. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists.

FOUNDATION PLANS:
1. Note and detail minimum reinforcing, or provide code justification for alternate.
- For monolithic - one (1) #5 or two (2) #4 re-bars in the middle of the footing.-----interior bearing wall
2. Locate and detail all footings for the following:
- interior bearing walls
3. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel per R311.4.3.
4. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' O.C. and within 12" of each end of sill plate per R403.1.6.

FLOOR PLANS:
1. Locate and identify brace wall types and locations along with the appropriate nailing schedule.

STRUCTURAL PLANS:
1. Ridge beam at guest house is not adequate. Calcs provided are in error.
2. Header at 6' opening at guest house with point load is not adequate. Calcs provided are in error.
3. Completely detail all connections and cross-reverence to the foundation and framing plans:
- Rafters to top plate
- Beam to post
- Sill to slab, anchor bolt sizes and spacing,
- Post to sill plate
- Joist to beam
- Hanger types
4. Note and detail tie straps, framing anchors and joist hangers by type, size and required attachment to framing members.

SECTIONS - DETAILS - MISC. NOTES:
1. Wood sill plates shall be foundation grade redwood or pressure-treated wood per R320.
2. Cross-sections shall be cross-referenced to the floor plan and framing plans.
3. Provide ventilation for rafter spaces as per 2003 IRC R806. Required when using asphalt shingles.
4. R-30 insulation will not fit in a 2x8 rafter space
