No grading plan could be found with the submittal package. Approval of the site plan is not recommended at this time. Please address the following comments in a response letter, and on a revised site plan: SITE PLAN 1. Sheet C1.1.1 identifies Missiondale Rd. as being vacated yet provides right of way dimensioning. Please revise the plan to reflect current conditions. Provide recording information on the plan for the right of way vacation, if this has occurred. 2. Depict drainage patterns and finished grades (Development Standard - DS - 2-02.2.1.16). 3. Provide estimated cut/fill quantities (DS 2-02.2.1 A17). 4. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent, and Benchmark based on City of Tucson Datum, including City Field Book and Page number. Optionally, GPS Control point data may be referenced as a basis of elevation, if - include the basis of elevation on the site plan (DS 2-02.2.1.23). 5. Depict and label roof drainage direction(s)and sidewalk scuppers at all downspout locations for conveyance of 10-year flows, minimum, under all sidewalk areas (DS 2-08.4.1 E & 3-01.4.4 F). 6. Please provide the total area to be disturbed. Should the area be one acre or greater, or if this proposed development is part of a larger common plan, Stormwater Pollution Prevention Plan requirements must be met. Add lot dimensions and bearings to the overall site plan. (D.S. 2-02.2.1.A.5) 3. Under the parking calculations block on sheet TS2.0, revise the total number of vehicle parking spaces required for the pool to 49. (6100/125 = 48.8). This revision changes the total number of vehicle parking spaces required for the overall site to 840. Revise grand total listed under the parking calculations block as required, and revise the note which states the number of spaces required for waiver to 40 spaces. (LUC 3.3.4) (D.S. 2-02.2.1.A.8) 4. Provide disabled pedestrian access path to building entrance from all new disabled access aisles. Access aisles serving passenger loading zones shall comply with Section 302 and Sections 503.3.1 through 503.3.3. Access aisles shall be part of the accessible route to the building or facility entrance and shall comply with Section 402. (ICC/ANSI A117.1-1998) 5. Indicate the bicycle parking space location/s graphically and by keynote on sheet C1.1.1. In addition provide a fully dimensioned detail for both Class 1 and Class 2 spaces. (D.S. 2-02.2.1.A.9) (D.S. 2-09) 6. Dimension all PAAL widths. (D.S. 2-02.2.1.A.11) 7. If applicable, all existing or proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 8. One (1) Class 1 bicycle parking space is required. Waiver to be applied for. 9. Provide a copy of the approved Administrative waiver with the resubmittal of this site plan. 10.
