It was not approved. Please address the following comments. Site Plan Comments: 1. Clarify the street dimensions. Check with Tucson Department of Transportation, Maps and Records to determine the mid-block MS&R Right-of-Way width and to determine whether this parcel will be affected by future intersection widening, per the MS&R plan. If the project site is not subject to intersection widening, include a letter from TDOT. Clearly indicate ultimate right of way width. (DS 2-02.2.1.A.19) 2. As previously commented, show the locations of driveways within 300 feet of the proposed driveway location. The Transportation Access Management Guidelines limit driveways on a Collector to no more than two within 300 feet and requires at least 80 feet between adjacent driveways. Silverlake Road Site Plan Review (2nd review) TRANSMITTAL: September 15, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Since this site is made up of 2 lots these lots must be combined with a recorded covenant which can be obtained from the zoning review counter. Please provide documentation of lot combination. DS 2-02.2.1.A.2 DS 2-02.2.1.A.6 2. Because proposed bicycle parking is located inside the building, directional signage must be provided indicating the location of class 2 bicycle parking per DS 2-09.5.1. Show the location of the directional signage on the site plan. DS 2-09.5.1 3. Add all required /provided setbacks to the zoning info table. The required bldg setback to adjacent R-2 zoned property to the south is 1-½ times the height of bldg wall. Based on the 13 foot building height proposed, a 19½- foot bldg. setback is required. Revise drawing to demonstrate compliance or a Lot Development Option will be required. If an LDO is requested, zoning review comments are required on the plan and stamped approved LDO site plans must be provided to Zoning Review Section along with an LDO approval letter.
