Silverlake Road Site Plan Review (1st review) TRANSMITTAL: September 15, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed as a new of use. Full code compliance is required. DS 2-02 2. Per IBC Sec. 1106.4, the one handicapped parking space provided must be van accessible, and be provided with an access aisle with a minimum width of 8 feet. Please revise detail by removing the reference to a 5' wide aisle for a car. Provide the maximum slope of the handicap access aisle and associated ramp to be provided. ANS/ IBC 3. Indicate what the yard area to the west of the building is to be used for. If outdoor storage or display of appliances is proposed the proposed area to be used for appliance display, sales and service must be defined and dimensioned on the drawing. If applicable, revise vehicle parking calculations to any outdoor display or storage area. DS 2-02.2.1.A.8 DS 2-02.2.2.A.4 4. Based on the proposed wholesaling use, bicycle parking is required at 8 percent of the vehicle parking spaces provided, 90 % class 1, 10 % class 2. Please revise bicycle parking calc to indicate two spaces required and provided. Because proposed bicycle parking is located inside the building, directional signage must be provided indicating the location of class 2 bicycle parking per DS 2-09.5.1. Also, include a floor plan of the warehouse building showing how the bicycle parking will be placed to allow all required dimensions and maneuverability area. It was not approved. Please address the following comments. Site Plan Comments: 1. Clarify the street dimensions. Clearly indicate which dimension is for the existing and which is for the ultimate Right-of-Way width. Clarify whether the shown property line is the existing line or the future property line. Check with Tucson Department of Transportation, Maps and Records to determine the mid-block MS&R Right-of-Way width and to determine whether this parcel will be affected by future intersection widening, per the MS&R plan. (DS 2-02.2.1.A.19) 2. Show the locations of driveways within 300 feet of the proposed driveway location. The Transportation Access Management Guidelines limit driveways on a Collector to no more than two within 300 feet and requires at least 80 feet between adjacent driveways. 3. Show drainage patterns, including roof drainage and finish grades. Show that sidewalks will be kept flood-free for up to a 10-year event.
