| 10/12/2004 | Daniel Castro | ZONING | REVIEW | Denied | COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. (CODE SECTION/ DEVELOPMENT STANDARD) 1. All lettering and dimensions shall be the equivalent (0.12) point or greater in size. 2. Elevation drawings provided indicate a 21 foot height to the top of the parapet wall. The building setbacks required for the north and east lot lines are to be based on the greater of 10 feet or ¾ height of the exterior building wall. Building height is to be measured from design grade. If design grade is eight (8) inches below finished floor elevation, the building wall height measured to the top of parapet wall is 21'8". Revise the required building setbacks noted on sheet one (1) to be based from design grade to top of parapet wall. 3. LUC Sec. 3.2.6.4 perimeter yard "CC" requires a minimum building setback of 16.25 feet from both the east and north property lines. The site plan proposes a 6.5' setback from the east property line and a 13.5 foot setback from the north property line. (D.S. 2-02.2.1.A.7) 4. A minimum four (4) foot wide sidewalk is required along the north side of existing building "C" between the building and the parking space. 5. If LDO is approved, add a general note which states the following: case number, date of approval, setback modifications granted, and any conditions imposed. In addition, provide a copy of the LDO decision letter with the next submittal. 6. This plan may be reviewed at the counter for Zoning Review. Contact me at the number below to set an appointment.
