The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. D.S. 2-05.2.1.C Correct text overlays.

3. Indicate contour intervals along with the north arrow, and scale. This should be placed together. D.S. 2-02.2.1.A.1

Refuse storage can not be located within street landscape border. Refuse containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises per DS 6-01.4.1.I. Curb cuts and driveways shall conform to the following requirements in all residential zoned districts: Maximum curb cut width 20 feet TCC Sec 25-38

2. Provide a 5' wall to screen the vehicle use areas from adjacent residential properties, portions of the parking lot are exposed to R-3 properties to the north and east.

1. All lettering and dimensions shall be the equivalent (0.12) point or greater in size. The following comments are based on a greater than 25% building area expansion resulting in a full code compliance review of the entire site.

2. Provide floor plans and four (4) sided elevation drawings with building heights dimensioned to verify height and setback requirements.

3. LUC Sec. 3.2.6.4 perimeter yard "CC" requires a minimum building setback of 13.5 feet from the east property line to face of exterior building wall for a proposed building height of 18 feet. Plan proposes a 6.5' setback. (D.S. 2-02.2.1.A.7)

4. LUC Sec. 3.2.6.5.A requires a front street building setback of 27 feet measured from the street property line for a building height of 18 feet. The plan proposes a setback of 21'7". (D.S. 2-02.2.1.A.7)

5. Dimension the width of the existing and proposed standard vehicle parking spaces. Minimum 8.5 width required.

6. The parking space and access aisle north of unit 7 needs to be labeled as handicap if that is being proposed. In addition, the ramp does not meet accessibility requirements. Revise as required. Otherwise, the space must be redesigned to be a standard parking space.

7. A back-spur is required at the end of the row of parking. Provide and fully dimension the back-up spur. Refer to D.S. 3-05.2.2.D for design criteria.

8. Under the vehicle parking calculations, indicate by note the number of handicap parking spaces required and provided.

9. Under the parking calculations revise the parking ratio from 1.50 to 2.0 spaces per unit for all existing two (2) bedroom units. Revise the total number of spaces required.

10. Revise the bicycle parking calculation to be based on the total number of vehicle parking spaces provided. (D.S. 2-02.2.1.A.9)

11. Per D.S. 3-05.2.2.B1, minimum five (5) foot wide pedestrian refuge area is required between the existing building and the PAAL. A minimum four (4) foot wide sidewalk is required within the pedestrian refuge area. The plan shows only a four (4) wide sidewalk in some areas. (D.S. 2-02.2.1.A.12)

12. Fire hydrants or signs may not obstruct pedestrian circulation.

13. A minimum four (4) foot wide sidewalk is required along the north side of existing building "A" and the parking space.

14. If applicable, provide a detail of existing and/or proposed free-standing signage or billboard. (D.S. 2-02.2.1.A.13)

15. If applicable, all existing and/or proposed easements of record must be graphically shown on the plan together with recording docket and page reference and whether they are public or private. (D.S. 2-02.2.1.A.20)
