02/17/2004 Daniel Castro ZONING REVIEW Denied COMMENTS: (D.S. Development Standards) (L.U.C. Land Use Code)

1. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

2. The proposed site plan shows three (3) separate parcels. The last approved site plan attached to the submitted site and landscape plan drawings show only one (1) parcel. In addition, Pima County Assessors records indicate the shopping center is made up of one (1) parcel with one (1) tax code. If the shopping center is proposed for a land split, the City Of Tucson Development Services Department prior to site plan approval must approve the split. For information regarding the land split process please contact me at the number provided below. (D.S. 2-02.2.1.A.2) (D.S. 2-02.2.1.A.5)

3. The project address listed on the bottom portion of sheet C-1 (3911 E. Grant Road) is different than the address listed on the site review card (3925 E. Grant Road). Please list the correct address on both items. (D.S. 2-02.2.1.A.3)

4. Provide a location map. (D.S. 2-02.2.1.A.4)

5. Provide by note, the existing and proposed building height. (D.S. 2-02.2.1.A.6)

6. Note the maximum height of the drive through canopy and height clearance. (D.S. 2-02.2.1.A.6)

7. Per letter from Walter Tellez (Zoning Administrator) dated February 15, 2000, the 1996 Board of Adjustment variance decision required the Center to provide a total of 491 vehicle parking spaces onsite. The total was compiled by subtracting the 514 parking spaces required for the Center at that time minus the 23 space parking variance granted by the Board. The number of vehicle parking spaces existing and provided for the shopping center do not add up to the 491 spaces required on-site by the Board's 1996 decision. Please revise the site plan to reflect the 491 required vehicle parking spaces. For further information regarding the prior variance case or a possible variance for this project please contact Wayne Bogdan or Russlynn Wells at (520) 791-5550.

8. If new bicycle parking is to be provided, please provide the bicycle parking calculation (existing and proposed) and class type for the entire shopping center. In addition, provide a fully dimensioned detail of the bicycle parking space class type. Refer to D.S. 2-09 for design criteria. (D.S. 2-02.2.1.A.9) (D.S. 2-02.2.2.A.4)

9. The PAAL located in front of the store entrance and the PAAL located near the stop sign at the southern end of the parking lot do not meet the minimum 24 foot width required for two-way travel. Revise as required. (D.S. 2-02.2.1.A.11) (D.S. 3-05.2.1.C.1)

10. If applicable, provide a detail of proposed free standing signage and outdoor lighting on the site plan. (D.S. 2-02.2.2.1.A.13)

11. Provide a note, which states the number of loading spaces required and provided for the overall shopping center. If a new loading zone is to be provided please label and dimension. (D.S. 2-02.2.1.A.14) (D.S. 2-02.2.2.A5) (L.U.C. 3.4.5.3)

12. All existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20)

13. Correctly label the zoning classification of the adjacent properties to the north and east of the site. You may obtain a copy of the zoning map online at: http://www.ci.tucson.az.us/planning/maps/1314/zm131434.dwf

14. The existing zoning of the shopping center is C1 and C-2. Label the existing zoning classifications and boundary. Refer to the zoning map for zoning boundary location.

15. Label and dimension the vehicle stacking spaces in the drive through lane. A minimum of six (6) stacking spaces is required. The length of a stacking space is 18 feet. (D.S. 3-05.2.1.C.2)
