Grading Plan T04BU002370 (Second Review) T15S, R15E, Section 24 RESUBMITTAL REQUIRED: Grading Plan and SWPPP The Grading Plan (GP) and Storm water pollution perfection plans cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Include a response letter to the comments along with the corrected copies of the GP. 2. The GP cannot be approved prior to the approval of the DP. Submit a stamped approved DP with the grading plan re-submittal. 3. 3 copies of the SWPPP are required. 4. Remove the "Development plan" title from the cover page of the Grading plan. The Grading plan should read "Grading Plan" only. 5. Correct section P/5 to reflect a 200' future R/W. The present R/W is 150" wide and sidewalks on the MS&R plan are 5' in width. The detail was corrected however the future R/W should encompass the additional 25' of R/W, not adding to the width of the R/W. 6. Please revise detail per D.S. 6-01.4.2. C.2. Also there are two enclosures at the SE of the project that are situated where they cannot be serviced without having to perform unnecessary movement of the truck. The comment made previously regarding the "loop" or more efficient path was made out of safety concerns. Relocate the enclosures to reflect this concern. 7. Upon a recent site visit, an abandoned water well was found. Please contact Az. Dept. of Water resources for abandonment procedures at 770-3800. Please provide documentation when complete. Submit a copy of the NOI, this will suffice as documentation. 8. The Detention/Retention basin must be graded to drain. Per the spot elevations in the basin, the basin seems to be level. The must drain to a low spot adjacent to the weir. Provide spot elevations in the basin showing it will drain to the low spot. Per previous comment. Drainage report: 1. The DR has been accepted conditionally. 2. Please include percolation tests for the basin with the grading re-submittal. Stormwater pollution prevention plan: 1. The SWPPP has been accepted. Plans shall be of sufficient clarity to indicate the nature and extent of the work proposed and show in detail that they will conform to the provisions of this code and all relevant laws, ordinances, rules and regulations per DS 11-01.4.1.C. Clearly indicate on grading plan the limits of disturbance and natural areas identical to approved NPP and landscape plans included in approved development plan. 3. Add note to grading plan: All plants designated to be preserved-in-place shall be retained at their existing grade during and after construction. Preservation fencing per DS 2-06. Figure 1 is required to be installed beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. DS 2-15.6.A 4. Note: Prior to any site disturbance a pre-grading inspection is required. Plantings may not conflict with utility easements per LUC 3.7.2.6.B. Permission from COT Transportation and Southwest Gas is required for landscape within ROW and over gas utility lines. |

The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed. 2. Two copies of the approved and stamped development/site plan, landscape and NPPO plans must be included with grading plan. 3. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan, may be walked through for stamps and site card sign off. submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval. 4. Zoning will re-review the grading plan on the next submittal to insure compliance with the the CDRC approved and stamped development plan. Also please see comment three which is a requirement. |
