The floodplain analysis is acceptable for floodplain development purposes, and the requirements outlined previously will not be required for this development. Approval of the site and grading plans are not recommended at this time. Please assure the site and grading plan sheets match one another (such as the driveway apron construction/modification), and address all comments provided below: Site Plan: The site and grading plan indicate proposed drainage concentrations across pedestrian circulation paths at the wheelchair ramps/landings along the eastern perimeter of the property. The plans must be revised to demonstrate conveyance of 100% of all 10-year flows under pedestrian/sidewalk areas, in accordance with Development Standards 2-08.2.4.1 E and 2-08.5.1 E. Grading Plan: 1. Proposed grades/site drainage between units 2 and 3 are unclear. Provide finished, or existing grade information in this area. 2. Flow arrows provided in the parking area access lane east and southeast of unit 2 indicate proposed direction of flows to the wheelchair ramps/landings with an apparent drainage divide, or high point, east of units 1 and 2. Provide additional spot elevations or proposed contours, clarifying proposed drainage in this area (see site plan comment, above). 3. Please provide cross sections for typical perimeter grading and ensure property lines, proposed structures, curbs, sidewalks, and walls/fences are included in each section, fully labeled and dimensioned. 4. Provide a note for site grading to conform to the 2000 International Building Code (IBC) - local amendment. These may be accessed at: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf 5. Please assure any revisions to cut/fill quantities are provided to the customer service clerk upon resubmittal. A right of way excavation permit will be required for all proposed work or development activity in the right of way.
