Floodplain approval is not recommended at this time. A $150.00 drainage review fee will be required with the resubmittal, in accordance with Section 26-11.2 (i), Tucson Code. Please address the following comments prior to resubmittal: FLOODPLAIN USE PERMIT COMMENTS 1) A hydrology report is required for the proposed new structure, outlining the effects the development will have on the flow of water through the area being developed and the surrounding areas, in accordance with the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM), Section 2.1.2 (Development Standard 10-02.0) and Tucson Code, Section 26-11.2 (a) 2 (e). The following items must be addressed in the report, in accordance with Tucson Code, Section 26-5.2 (Floodway Fringe Development) a) demonstration that this development will not generate adverse impacts, including but not limited to erosion, upstream or downstream; b) contain an encroachment analysis demonstrating there will be no increase in the 100-year water surface elevation by more than one tenth (.1) of a foot; c) provide finished floor elevation recommendation for placement of the first floor (including basement) one foot above the base flood elevation (regulatory flood elevation). Certification by a state-registered land surveyor or professional civil engineer that the lowest floor is in compliance with that approved by the city engineer's office will be required; d) all service facilities such as electrical and heating equipment at or above the regulatory flood elevation; e) the development is to be constructed so as to protect placed fill from erosion which could be caused by waters or otherwise; 2) The site or plot plan must clearly depict and label the 100-year floodplain limits, with water surface elevations, per Development Standard 2-02.2.1.15. In addition to the above requirements, the proposed location for this development lies within the 50 foot Study Area of the Citation Wash, as established in Section 29-15, Article VIII, Tucson Code - Watercourse Amenities and Safety Habitat (W.A.S.H.) regulations. This development must demonstrate compliance with development requirements under W.A.S.H. regulations.
