TRANSMITTAL DATE: October 02, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made.

2. It appears the MS&R taper has been deleted from this plan. Provide documentation from COT Traffic Engineering, which states that the taper will not be required and that there is no dedication of right-of-way required. D.S. 2-02.2.1.A19.

3. If there is no dedication of right-of-way then there is no MS&R adjustment available for use in the parking calculation. Revise the calculation. D.S. 2-02.2.2.A.4

4. In the north west corner of the proposed parking the, northern most parking space of the parking provided along the west property line, does not provided enough maneuvering area behind the space. Either remove the space or revise the parking to allow vehicles to back out of this space with out the possibility of backing into the parking spaces to the north. D.S. 2-02.2.1.A8.

5. There are numerous details called out on the plan with a reference to sheet C4. C4 was not provided with this set. C4 was provided with the last approved set and detail 2 does not reflect what is shown on the plan.

6. There is new striping called out on the revised plan that was shown as concrete curbing on the last approved plan along the perimeter parking areas, see engineering comments in regards to use of striping instead of curbing.

7. The accessible route shown at the south entrance along Tucson Blvd & the east entrances along Bilby Rd & Ganley Rd where it is shown as a striped area next to the perimeter parking space needs to be a raised concrete sidewalk with an accessible ramp. D.S. 2-08.4.1

8. The detectable warnings (truncated domes) required at all curb access ramps. ICC/ANSI A117.1-2003 Section 406.13.

9. Clarify how the requirements of LUC 2.8.5.5.B.2 are to be met.
