The following items reflect original comments which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, we request that you provide two (2) sets revised plans and calculations, which highlight any changes made to the previous submittal. Please return comment drawings with your resubmittal. Also, please note that per paragraph V-C third party contract, third and subsequent reviews will be charged at the current hourly rate in addition to the base contract amount. Occupancy Occup. Sprinklered Alarms A-2 155 V-B 4011 No Smoke GENERAL COMMENTS: This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. A coordinated single set of sealed structural/civil engineering design calculations for the building and masonry walls shall be submitted. Reference IBC Sections 106 and 1604.4. Two sets of drawings are required to be submitted for permit. Reference IBC Section 106. ARCHITECTURAL COMMENTS: Sheet SD1 The site plan does not show the connection of utilities from the street to the building. Please review and clarify. Reference IBC Section 111 and UPC Section 1201. The next upstream sewer manhole rim elevation shown on the site plan does not agree with the elevation shown on plumbing drawing P1. The direction of sewer flow is not indicated. Review, coordinate, and clarify. Reference IBC Section 106.1.1. The masonry wall detail is incomplete. The section does not show the retention basin, adjacent grade, or the 42-inch barrier, nor does it show the impact of that upon the wall footing design. Please review with geotechnical engineer, structural engineer and show a coordinated detail. Provide engineer sealed calculations for the wall and footing design. Reference IBC Sections 106.1.1 and 1604.4. Sheet A-5 Roofs that do not drain freely over the eaves shall be provided with a primary and a secondary storm water drainage system. Review and coordinate design requirement. Reference IBC Section 1503.4. Detail 10 at the storage area does not agree with a shed roof shown in Building Section 1 on Sheet A-7; please coordinate. Reference IBC Section 106.1.1. STRUCTURAL COMMENTS: Sheet A-2 Note on plans that masonry shall comply with ACI 530/530.1. Reference IBC Sections 2104, 2106.1.2, and 2107. ASTM C-90-1999 requires that the concrete material weight used to make CMU be identified as either normal weight, 125 pcf or greater; medium weight, 105 pcf to less than 125 pcf; or light weight, less than 125 pcf. Review, clarify, and coordinate drawings and calculations. Reference IBC Section 2103.1. Verification is required for the project concrete design mix, concrete materials, and concrete strengths, and other special inspection items. Review and identify on the drawing all special inspections, and provide the City of Tucson Special Inspection and Testing Agreement. Reference IBC Section 1704.4. The prescriptive design for conventional wood-framed buildings in IBC 2308 can be used to qualify building construction, subject to the limitations therein. Deviations from the prescriptive provisions and prescriptive limitations require designs to show compliance with the other provisions of the code. Full prescriptive compliance is required, or provide a coordinated sealed set of design calculations, including the design load combinations used for the design and selection of structural elements and lateral analysis. Reference IBC Sections 106, 1603, 1605, 1604.4 and 2308. Wind loads for material designs using a 1/3 increase in stress shall be increased by a factor of 1.3. Please review and clearly identify the methodology used in the analysis for design load combinations. Reference IBC Section 1605.3.2. Sheet A-5 The exterior fire rated wall along the property line shall have sufficient structural stability to be able to remain in place for the duration of the required 1-hour fire resistive rating on the interior of the building. Since the combustible roof trusses are an integral part of the stability of the exterior wall, the result of an attic fire consuming the combustible roof trusses could cause the exterior wall to be pulled down before the required 1-hour fire resistive period. The architect and structural engineer may wish to consider an alternative to combustible roof trusses since the only way to adequately protect them from an attic fire would be to encapsulate each truss individually, or provide building sprinklers as a 1-hour substitution. Review and provide analysis and calculations substantiating the required structural stability of the rated exterior wall under fire conditions. Reference IBC Sections 1604.4, 704.5, 704.6, and 705; and IBC Table 6012, footnote d. Sheet D-1 Two different construction details are shown for the stem wall. Please select the construction detail that is to be constructed and delete the other. Reference IBC Sections 106.3 and 106.4. Sheet D-3 The scupper opening size is not dimensioned. Primary and secondary roof drainage is required. The overflow and primary discharge shall be separated. Please review and clarify. Reference IBC Section 106.1.1. PLUMBING COMMENTS: Sheets P1 and P2 The proposed grease trap as shown may be required to be a grease interceptor. Provide calculation to show whether or not a grease trap or a grease interceptor is required for the proposed commercial kitchen. Review and clarify the proposed design. Revise plans as necessary. Reference UPC Sections 1011 and 1012, and UPC Appendix H. Floor sinks are required for the indirect disposal of all wastes from a dishwasher, culinary sink, soaking sink, washing sink or preparation sink, or appurtenance used for ready to serve food, cooling counter, etc. No vent from an indirect waste receptor shall combine with any sewer vent. Review and clarify construction of the island venting at the bar icebox floor sink. Revise plans as necessary. Reference UPC Sections 801, 803, and 1001.3. Mop sinks, per health code, are not allowed in any room where food preparation takes place. Please review and coordinate location of proposed mop sink. Reference IBC Section 106.1.1. MECHANICAL COMMENTS: The mechanical portion has been reviewed and accepted. ELECTRICAL COMMENTS: Sheet E2 All outdoor luminaries shall comply with the City of Tucson Outdoor Lighting Code Table 5 for light source and shielding required. The catalog cut showing the outdoor fixture is not in compliance. Please correct. Reference IBC Section 106.1.1. Sheet E3 Clarify the weight for the proposed lighting fixtures and method of support. Reference City of Tucson amendment, NEC Article 410-16.c. All exit discharges from the building shall have emergency illumination. Review and show appropriate emergency illumination for the exit discharge on the exterior side of the exit door. Reference IBC Section 1003.2.11.2. Identify the building service grounding conductor size at the service panel. Reference NEC Article 250-50. Sheet SD1 Identify the routing of service conductors from the TEP transformer to the service panel on the building. Reference NEC Article 230. ENERGY CODE COMMENTS: Sheet E2 Provide lighting calculations on the sealed electrical drawings to show that the total connected building lighting load as proposed by the electrical engineer shall not exceed 1.7 watts/s.f. as required by IECC Table 705.4. Interior lighting shall have manual controls to allow the occupant to uniformly reduce the connected lighting load by at least 50 percent. Dimmers may be used for incandescent lighting, but circuit switch is necessary for fluorescent lighting. Review, clarify, and revise drawing as necessary. Reference IECC Section 705.2.1. Sheets A-3 and A-8 The solar heat gain coefficient for the glazing in doors and windows is not identified on the drawing. Please clarify and show the glazing SHGC on the drawing. IECC Section 104.2. ACCESSIBILITY COMMENTS: Sheet A-1.1 Dining rooms are required to be fully accessible. Access aisles to tables shall be shown to have minimum widths of 36 inches.
