ARCHITECTURAL COMMENTS:

Sheet SD1

1. Identify on the Site Plan the property lines and dimensions to the exterior face of building. Reference IBC Section 106.2.

2. The site plan appears to incorporate site work for more than one building and property. Please identify on the drawing the construction work limits under the applied for permit number. Reference IBC Section 106.1.1.

Sheet A-1

1. A wall section is not shown through for the required 1-hour fire resistive exterior wall. On the drawing, provide a wall section mark through the required 1-hour rated fire resistive exterior wall for the proprietary Western One-Kote exterior wall system. The detail wall section shall show all material and installation details as required for compliance with the system's ICC E.S. number. Reference IBC Sections 104.11 and 704.1.

Sheet A-3

1. Elevation A is marked East. It appears it should be identified as West. Please coordinate. Reference IBC Section 106.1.1.

2. A parapet wall is not shown for the required 1-hour fire resistive exterior wall. A parapet wall is required for a rated fire resistive exterior wall along a property line. Review and coordinate parapet construction with the building's gable roof. Reference IBC Section 704.11.

3. Provide an analysis establishing the allowable wall opening area and details for any required protected openings in the 1-hour rated exterior wall. Reference IBC Sections 704.8, 704.11, 704.12, 714.2.7.3, and 714.3.7.

4. Clarify requirements and details for all required self-closing fire rated doors in the 1-hour fire-rated exterior wall. Reference IBC Section 714.2.7.

5. Roof sheathing is specified to be 5/8-inch thickness. The structural notes identify ½ inch thickness. Revise plans as necessary. Reference IBC Section 106.1.1.

Sheet A-5

1. Roofs that do not drain freely over the eaves shall be provided with a primary and a secondary storm water drainage system. Review and coordinate design requirement. Reference IBC Section 1503.4.

2. Clarify the location for the horizontal vent screen shown on the roof truss plan. Reference IBC Section 106.1.1.

Sheet A-8

1. Identify on the schedules the required fire resistive rating for doors and windows in the exterior 1-hour fire-rated exterior wall. Revise plans as necessary. Reference IBC Sections 704.1, 714.2.7, and 714.3.

2. Doors equipped with panic hardware shall not have dead bolts as proposed on the Door Schedule. All exit doors must be openable from the inside without the use of a key or special knowledge or effort. The main entrance door may be locked with a key provided a sign in compliance with IBC Section 1003.1.8 is posted adjacent to the main door. Please review and clarify. Reference IBC Section 1003.3.1.8.

3. Please clarify the exiting latch hardware for the metal gate at the main entry door. Reference IBC Section 1003.3.2.

4. Provide notation that the suspended ceiling shall comply with ASTM C635/C636. Reference IBC Section 803.8.1.1.


STRUCTURAL COMMENTS:

Sheet A-2

1. Identify the soils report on the drawing, the applicable required depth to the foundation soil bearing surface, and the allowable design soil bearing pressure. Reference IBC Sections 1802.6 and IBC 1805.

2. Note on plans that masonry shall comply with ACI 530/530.1. Reference IBC Sections 2104, 2106.1.2, and 2107.

3. ASTM C-90-1999 requires that the class of materials used to make CMU be identified as either normal weight, 125 pcf or greater; medium weight, 105 pcf to less than 125 pcf; or light weight, less than 125 pcf. Review, clarify, and coordinate drawings and calculations. Reference IBC Section 2103.1.

4. Lap splices for reinforcing in masonry for Grade 40 and Grade 60 reinforcing may be greater than 40 and 48 diameters for rebars sizes #4 and larger. Please review and clarify design. Reference IBC Section 2107.2.3.

5. Masonry grouting cleanouts are required when the grout pour height exceeds 5 feet. The maximum grout lift is 5 feet, and the grout pour height limitation is governed by the parameters in Table 7 of ACI 530.1. Review and clarify requirements.

6. Verification is required for the project concrete design mix, concrete materials, and concrete strengths, and other special inspection items. Review and identify on the drawing all special inspections, and provide the City of Tucson Special Inspection and Testing Agreement. Reference IBC Section 1704.4.

7. Identify that roof members supporting roof-top motor driven equipment, shall be designed for a design load that is not less than 1.2 times the installed motor driven machinery weight. Reference IBC Section 1607.8.2.

8. Identify the site classification and the seismic value for Sds and Sd1, using the IBC computer disc for seismic parameters and other required building design criteria on the drawings and engineer's design calculations. Reference IBC Sections 1603 and 1616.

9. Identify in the engineer's design calculations the design load combinations used for the design selection of structural elements. Reference IBC Section 1605.

10. Wind loads for material designs using a 1/3 increase in stress shall be increased by multiples of 1.3. Please review and clearly identify the methodology used in the analysis for design load combinations. Reference IBC Section 1605.3.2.

Sheet A-5

1. The exterior fire rated wall along the property line shall have sufficient structural stability to be able to remain in place for the duration of the required 1-hour fire resistive rating on either or both sides of the wall. Since the combustible roof trusses are an integral part of the stability of the exterior wall, the result of an attic fire consuming the combustible roof trusses could cause the exterior wall to be pulled down. The architect and structural engineer may wish to consider an alternative to combustible roof trusses since the only wall to adequately protect them from an attic fire would be to encapsulate each truss individually or provide building sprinklers as a one-hour substitution. Review and provide analysis and calculations substantiating the required structural stability of the rated exterior wall under fire conditions. Reference IBC Sections 1604.4, 704.5, 704.6, and 705; and IBC Table 6012, footnote d.

2. The notation for the deferred design truss submittal shall be modified to identify that the design submittal drawings and calculations shall be appropriately sealed by the truss manufacturer's engineer licensed in Arizona. The submittal shall first be approved by the project architect/engineer of record prior to submittal to the Building Official. Trusses shall not be installed prior to the approval of the Building Official. The submittal documents shall comply with all the requirements set forth in IBC Section 2304.1. Complete and return the enclosed request for deferred design submittals. Reference IBC Section 106.3.4.

Sheet A-6

1. Solid blocking is required at the perimeter of the truss roof diaphragm and at the ridge. Provide appropriate detail and required nailing. Proposed vent holes may prevent adequate nailing or cause wood splitting and loss of shear strength. Review and clarify diaphragm design calculations and drawings. Not withstanding that wind force may be greater than seismic, detailing must conform to the site's seismic design category. Reference IBC Sections 1609.1.5, 2305, 2308.2.2, and 2308.10.7.

Sheet D-2

1. The scissor truss wall detail does not note that lateral truss movement is usually necessary during the installation of dead loads onto the truss. Please review and coordinate end bearing connection design with truss design engineer. Reference IBC Section 1604.4.

Sheet SD1

1. Provide structural construction detail for the proposed masonry site wall. Reference IBC Section 106.1.1.


PLUMBING COMMENTS:

Sheets P1 and P2

1. The discipline drawing shall be noted for compliance with the 2000 IBC and 1998 IECC as adopted by the City of Tucson, and the 1994 UPC with State of Arizona amendments.

2. The drainage slope for the building sewer and interior drainage piping is not identified on the drawing. Identify that sewer and drainage piping shall be sloped at not less than 2% gradient. Reference UPC Sections 708 and 718.

3. Detail is not shown for the installation of the gas water heater and expansion tank. Revise plans as necessary. Reference UPC Chapter 4.

4. A dimensioned isometric detail is not shown for the sizing of the proposed gas piping system. Revise plans as necessary. Reference UPC Section 1217.

5. Building sanitary drainage system isometric, pipe size and drainage fixture unit table are not intercoordinated with the plan. Revise plans as necessary. Reference UPC Section 703.

6. The building water supply fixture units and sizing are not coordinated with the plan. Revise plans as necessary. Reference UPC Section 610.

7. Please clarify the designation for and location of the floor sinks and floor drains. Reference UPC Table 7-3.

8. Please review and clarify the location of required clean outs. Reference UPC Section 707.

9. The proposed grease trap is shown connected to more than four fixtures, including a waste disposal and a dishwasher. That is not permitted for a grease trap. Review and clarify the proposed grease trap installation. Revise plans as necessary. Reference UPC Section 1011.

10. Review and clarify construction of the island venting at the bar icebox floor sink. Reference UPC Section 909.

Sheet SD1

1. Identify on the Site Plan the location and service piping from the street to the gas meter, water meter, and sewer house connection. Reference UPC Section 1201 and IBC Section 111.

2. Identify the next upstream sanitary manhole rim elevation on plans. Reference UPC Section 710.


MECHANICAL COMMENTS:

Sheets M-1 and M-2

1. The proposed occupancy has both a bar and a dining area. Review and clarify fresh air requirements based upon the areas of 750 s.f. for the bar, and 1930 s.f. for the restaurant. Reference IMC Section 403.2.

2. Please revise the commercial hood shop drawing review note to include a review and approval by the mechanical engineer prior to submittal for the Building Official's approval. Reference IBC Section 106.3.4.

3. Identify the total installed equipment weights supported by the roof structure. Reference IBC Section 1606.2.


ELECTRICAL COMMENTS:

Sheet E2

1. All outdoor luminaries shall comply with the City of Tucson Outdoor Lighting Code Table 5 for light source and shielding required. Provide catalog cuts of exterior lighting fixtures showing compliance. Reference IBC Section 106.1.1.

Sheet E03

1. Clarify the weight for the proposed lighting fixtures and method of support. Reference City of Tucson amendment NEC Section 410-16.c.

2. All exit discharges from the building shall have emergency illumination. Review and show appropriate emergency illumination for the exit discharge on the exterior side of the exit door. Reference IBC Section 1003.2.11.2.

3. Identify the building service grounding conductor size at the service panel. Reference NEC Section 250-50.

Sheet E4

1. The Building Official has requested that discipline drawings identify the governing codes and the edition. Please identify code compliance with 2000 IBC, 1998 IECC, and 1999 NEC, as adopted by the City of Tucson.

Sheet SD1

1. Identify the routing of service conductors from the TEP transformer to the service panel on the building. Reference NEC Section 230.

ENERGY CODE COMMENTS:

1. The plans and specifications shall identify glazing and door U-values, solar heat gain coefficient, R-values for building and service duct and pipe insulation, equipment performance efficiency, design criteria, and other pertinent data to indicate conformance with the requirements of this code. Commercial buildings of three stories with glazing not greater than 40% of the gross area of above-grade walls may use design by acceptable practice. Reference IECC Sections 104.2 and 702.

Sheet E2

1. Please provide lighting calculations to show that the total connected building lighting shall not exceed 1.7 watts/s.f. as required by IECC Table 705.4.

2. Interior lighting shall have manual controls to allow the occupant to uniformly reduce the connected lighting load by at least 50 percent. Reference IECC Section 705.2.1.

Sheets A-3 and A-8

1. The glazing U-value is identified on the drawing as 0.67. However, the energy calculation calls for a U-value of 0.51. The door U-value and SHGC value are not identified on the drawing. Please review and identify coordinated thermal values on Sheet A-8, Window and Door Schedule. Reference IECC Section 104.2.


ACCESSIBILITY COMMENTS:

Sheet A-1

1. The net clear width adjacent to the latch side of an accessible swing door shall not be less than 18 inches. Please review and show required dimension at all applicable doors. Reference IBC Sections 1108 and 1103.2.3, and ANSI 117.1-1998.

2. Provide table and chair seating and bar seating layout showing all required accessible aisles and tables. Reference IBC Sections 1004.3 and 1107.2.5.

Sheet A-8

1. Thresholds ¼ inch to ½ inch high shall be beveled with a slope not more than 1v/2h. Please coordinate door note #4. Reference IBC Section 1003.3.1.6.
