SUMMARY: The Site Plan and Drainage Report were reviewed by Development Services Department, Engineering Division. The site plan was not approved at this time. The Drainage Report was accepted for site plan review purposes. Please address the following comments.

Site Plan Comments:
1) Provide additional finish grades and spot elevations for the project site and the adjacent areas. Provide sufficient information to show that the proposed drainage will work and to show that off-site flows will be accepted. (City of Tucson Development Standards (DS) 2-02.2.1.A.23)
2) Show roof drainage patterns. Provide sidewalk scuppers at each downspout location and indicate that all flows up to a 10-year event will be conveyed under sidewalks. (DS 2-02.1.A.16 and DS 2-08.5.1.E)
3) Provide the basis of bearing. (DS 2-02.2.1A.5)
4) Provide basis of elevation. (DS 2-02.2.1A.5)
5) Correct the spelling in general notes 20 and 25. In note 20 change "STER" TO "DUMPSTER" and in note 25 change "MAINTENING" to "MAINTAINING."

Revise the site plan to address all of these comments and resubmit two copies for review. Include copies of the drainage report and a letter explaining how each comment has been addressed.

5. Please provide the existing and future SVTs at the intersection of Park and Drexel.

08/18/2003 Joseph Linville LANDSCAPE REVIEW Denied 1) The required street landscape borders must be located based on the MS&R right of way lines for Park Avenue and Drexel Road in order for the project to comply with MS&R requirements. Submit site/landscape plans for review which indicate "how the project will comply with LUC requirements whenthe MS&R right-of-way can no longer be used as part of the site" per LUC 2.8.3.5.F. The next submittal should include current and future site/landscape plans.

2) If the project includes temporary use of the MS&R right of way area, a covenant and future site/landscape plan exhibit must be recorded. LUC 2.8.3.5.F
After the future site and landscape plans have been conditionally approved and the covenant has been accepted by staff, the documents must then be recorded before the plans are approved. The recording information must then be added to the site and landscape plans.

3) Per LUC 3.7.2.4.A.2 "if approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets". Provide letter of approval from the City Engineer for any landscaping proposed within the MS&R right of way in conjunction with the current or future plans.

4) Revise the landscape plans to locate proposed screening in compliance with LUC 3.7.3.2.C. Vegetative screens may not encroach into the street landscape border more than three feet.

5) Trees are required within the proposed detention basin at a ratio of 20 per acre. Revise the plans to comply with the Stormwater Retention Detention Manual p. 91.
