| 09/16/2003 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural only. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. The project was reviewed under the City of Tucson's local amendments to UBC Chapter 11. All accessibility requirements must be identified and detailed on the plans according to those rules and guidelines. GENERAL: q The seals of the architectural registrant have been signed but have not been dated. Seals need to be signed by the registrant and dated the date it was sealed [Arizona State Board of Technical Registration Rule R4-30-304]. ARCHITECTURAL: q The Occupancy Separation Table on Sheet A0.01 is incorrect. The S-3 Occupancy column indicates that only a 1-hour separation is required between this occupancy and all other occupancies within the building. The code [1994 UBC Table 3-B] requires the following separations between S-3 occupancies and: · R-1 Occupancies: 3-hour separation · A-2.1 Occupancies: 2-hour separation (based on Note 5) · A-3 Occupancies: 2-hour separation (based on Note 5) · E Occupancies: 2-hour separation (based on Note 5) There do not appear to be any occurrences where an R-1 and A-3 Occupancy are adjacent to one another. There are instances where A-2.1 and A-3 Occupancies are adjacent to an S-3 (the conference center and parking garage). Revise the table on Sheet A0.01 and please verify that all occupancy separations are correct based on this information. q There are door symbols on the sheets (ex. P206A can be found on Sheet A2.03A). However there is no door schedule for the set that defines what this door or any of the other doors is to be. What size is this door? Does it have panic hardware? Is it a rated assembly? Does it have glazing? Demonstrate that the code requirements regarding all doors are being met [1994 UBC Sec. 1004]. q Identify glazing that falls into the classification of "hazardous locations" and therefore requires safety glass [1994 UBC Sec. 2406.4]. The door and window elevations on Sheets A2.50, A2.52A, A2.52B, A2.52C, and A2.55A show glazing that in many instances needs to be tempered. Door Types L, K, and J shown on Sheet A2.50 are indicated to be tempered, however Type F is not. q Sheet A2.04A shows two fireplaces at the shade pavilion (it is enlarged on Sheet A4.27A). There is a detail key at one fireplace that is incomplete (true for both sheets), and no information regarding these fireplaces could be found elsewhere in the architectural set (except that Sheet A8.02B implies that a chimney is offset and buried in a wall to somewhere). Are these true working masonry fireplaces? The roof plan on Sheet A2.30 does not indicate where the chimney exits the building construction. Please provide further detail regarding these fireplaces demonstrating that the code requirements are being met [1994 UBC Sec. 3102]. The same questions apply to the fire pit under the shade pavilion. q Similar to the note above, provide additional detail on the fire places in the Men's and Women's Whirlpool (Sheet A2.19A) and the Presidential Suites (A4..15 and A4.16). q The detail title for Partition Type P21 on Sheet A9.11 indicates that this partition type is 1-hour rated or non-rated as indicated and then specifically indicates in the list below which is the case. However many of these partition details do not have this same clarity. · Many of the other partition type details on Sheets A9.11, A9.12, and A9.13 indicate in their titles that they are rated when they actually may or may not be rated (Partition Type P23 for example). · Partition Type P36 on Sheet A9.12 is a stair shaft wall that lists a UL number in the list but does not indicate any wall rating in either the title or list. · Partition Type P37 on Sheet A9.12 is a combination shaft wall and tub/shower wall that lists the wrong UL number (should be a UL #U438 and not #U419?) and shows one wall is not fire rated (P37B; is it still a rated shaft wall?). · Partition Type P44 on Sheet P9.13 indicates between the detail title and the list that there are corridor walls that are not rated? Review all of the partition type details and correct any discrepancies [1994 UBC Chapter 7]. q The enlarged elevator plans (on Sheet A7.22 for example) indicate what partition type is to be provided to finish enclosing these shafts. Where is this same information for the stairs? The enlarged stair plans do not provide this information. Please clarify. q Sheet A4.14, A4.15, and A4.16 all have conflicts on the fire rating of the plumbing chases: · At Sheet A4.14, Partition Type P23G is a for a non rated chase while at the same chase there is a P35B which is a 2-hour rated chase. · At Sheets A4.15 and A4.16, Partition Type P13B is for non rated furring (this is a chase?) while at the same chase there is a P35B which is a 2-hour rated chase. q How is drainage being provided at the Junior Ballroom Terrace (Wing J) as shown on Sheet A4.27D? The drawing on this sheet shows all concrete surfaces slopping inward to the tile-paved surface with no provision for drainage. Please clarify. -End of Review- |
