The following items reflect original comments that remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, we request that you provide two (2) sets revised plans and calculations which highlight any changes made to the previous submittal. Please return comment drawings with your resubmittal. Also, please note that per paragraph V-C third party contract, third and subsequent reviews will be charged at the current hourly rate in addition to the base contract amount. Occupancy Occup. This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. The Special Inspection document is incomplete. Please provide required endorsements. Also, since the metal building manufacturer is not an approved fabricator, please provide for required special inspections at the fabricator's shop. Reference IBC Section 106, IBC 1704.2, IBC 1704.3. 3. Written responses to comments shall be under seal of the responsible design professional. Reference IBC Section 106. ARCHITECTURAL COMMENTS: The architectural portion has been reviewed and accepted. STRUCTURAL COMMENTS: Sheet S0.1 1. Commercial buildings on a site with a seismic building design category C require a soils report. However, the City of Tucson Development Services policy allows commercial buildings to be constructed without a soils report at a 1000 psf bearing pressure. The design documents indicate that a soils report does not exist and 1,500 psf bearing pressure has been used. Please review and coordinate design calculations and foundation notes. Reference IBC Section 1802.2.6. Sheet S1.1 1. Detail 04 allows the use of expansion and adhesive anchors. If no expansion or adhesive anchors are included for this project, as identified in your response letter, then please delete all expansion anchor notations from the drawings. Reference IBC Section 106.1.1. Sheet S2.12 1. The hairpin anchor detail shall clearly identify that they are to be installed with not less than 3-inches of concrete cover over the earth. Reference ACI-318, Section 7.7. Metal Building Drawings Sheet F1 1. The metal building drawings do not evidence any review or approval by the architect and engineer of record for the project. Please review, and when the drawings and calculations are found to be in compliance with the architectural and structural requirements, provide applicable approved notation thereon before forwarding the metal building construction documents to Willdan for permit approval. Reference IBC Section 106.3.4. Sheet E2 1. Details showing how the metal siding and metal roof panels are attached, caulked, and sealed are not shown. Also, metal panel installation coordinated with the architect's requirement for 1-hour construction is not shown. Please review and coordinate. Reference IBC Section 106.1.1. 2. The required 1-hour fire-resistive wall adjacent to the property line shall have sufficient structural stability to remain standing for the required fire-resistive period. What this means is that the structural frame supporting the fire-resistive walls must also have 1-hour fire-resistance in order to hold the fire-resistive wall in place and prevent collapse. (FYI, an automatic sprinkler system could be installed as a substitute for the 1-hour protection of the main structural frame.) No details or calculations have been provided to support the foregoing code requirement. Please review and clarify. Reference IBC Section 704.6and IBC Table 601, footnote d. PLUMBING COMMENTS: 1. No details have been provided for the proposed private sewage disposal system. The type of system shall be determined on the basis of location, soil absorption rate, soil classification, depth to ground water below the land surface and shall be designed to receive all sewage from property in accordance with Pima County and State of Arizona. Please provide an applicable design under the professional seal of a qualified Arizona registrant. Reference UPC Section 713 and UPC Appendix I. MECHANICAL COMMENTS: The mechanical portion has been reviewed and accepted. ELECTRICAL COMMENTS: Sheet E1 1. Exterior emergency lighting is missing from one of the exit doors from the show room. Please correct. Reference IBC Section 1003.2.11.2. ENERGY CODE COMMENTS: 1. The proposed switching of interior lighting does not appear to be in compliance with the requirement for "uniform" lighting reduction per IECC Section 705.2.1. Please review and clarify. ACCESSIBILITY COMMENTS: The accessibility portion has been reviewed and accepted. |
