Sheet T1

2. Occupancy is identified as M and F2. However, other drawings identify a warehouse. Please review, coordinate, and clarify occupancy areas. Reference IBC Section 302.

Sheet C1

1. A proposed septic system is identified on the site drawing. However, drawing P1 identifies both a septic system and a sewer to the street. Please coordinate and complete required sewer plans. Reference IBC Section 106.2.

2. The routing of water and electric utilities to the proposed new building are not shown on the site plan. Please review and clarify. Reference IBC Section 106.2.

Sheet A1

1. Sections A and B are referenced to sheet A5. However, there is no sheet A5. Please coordinate. Reference IBC Section 106.1.1.

2. The common path of travel in the F-2/S-2 occupancy exceeds 75-feet. Accordingly, two exit doors are required from the space, separated by not less than ½ the diagonal of the space. Please clarify. Reference IBC Sections 1004.2.5 and 1004.2.2.1.

1. Please identify the minimum required roof slope. Reference IBC Section 1507.4.

Sheet A3

1. A 2-hour fire-resistive wall is detailed between the M occupancy and F-2/S-2 occupancy. This is not required under non-separated uses provided for in IBC Section 302.3.2. However, if provided, the industrial aluminum door opening would also need to be 1.5-hour rated. Please review and clarify. Reference IBC Section 714.


STRUCTURAL COMMENTS:

Sheet S0.1

1. Commercial buildings on a site with a seismic building design category C require a soils report. However, a City of Tucson Development Services policy allows commercial buildings to be constructed without a soils report at a 1000 psf bearing pressure. Please review and clarify. Reference IBC Section 1802.2.6.

2. The Metal Building Manufacturer's Association building manual is not an adopted document under the 2000 IBC. Please delete reference. Reference IBC Chapter 35.

3. Documentation has not been submitted to show that the proposed building manufacturer is an approved fabricator under IBC Section 1704.2.2. Please provide with your resubmittal, or identify required structural steel special inspections at the fabricator's shop. Reference IBC Sections 1704.2 and 1704.3.

4. Under duties of the special inspector, please enhance to show that the special inspection is clearly responsible to document the correction of discrepancies noted in the inspection reports. The inspection report must be noted to clearly indicate that the work inspected was done in conformance with the approved construction documents, or not in conformance. Observation of work without noting applicable conformance or discrepancies in the required reporting should not be considered to be special inspection. Please review and clarify. Reference IBC Section 1704.1.2.

5. Expansion and/or epoxy anchors into hardened concrete shall be specified by the engineer responsible for the project and identified on the special inspection list. Reference IBC Section 106.1.1.

Sheet S2.1

1. The hairpin anchors shall be shown to be installed with not less than 3 inches of concrete cover over the earth. Reference ACI-318, Section 7.7.

Metal Building Drawings

Sheet F1

1. The metal building drawings do not evidence any review or approval by the architect and engineer of record for the project. Please review, and when the drawings and calculations are found to be in compliance with the architectural and structural requirements, provide an applicable notation thereon before forwarding to the building official for permit approval. Reference IBC Section 106.3.4.

2. Load tables are not legible. Please correct. Reference IBC Section 106.1.1.

Sheet E1

1. Coordinate design criteria with that required by the engineer and architect of record for the project. Reference IBC Section 106.3.4.

Sheet E2

1. Metal siding and metal roofing panel's details are not shown. Please provide. Reference IBC Section 106.1.1.

2. Fire-resistive requirements are not shown. The required 1-hour fire-resistive wall adjacent to the property shall have sufficient structural stability to remain standing for the required fire-resistive period, even though the unprotected structural steel frame is subject to collapse. The metal building manufacturer's drawings do not address this issue. Please review and coordinate. Reference IBC Section 704.6. (FYI, an automatic sprinkler system could be installed as a substitute to 1-hour protection of the main structural frame that provides the structural stability for the fire-resistive wall. Reference IBC Table 601, footnote d.)


PLUMBING COMMENTS:

Sheet P1

1. The drawing indicates both a septic system and sewer to the street. Please review and clarify construction of system to be permitted. Reference UPC 701, UPC Appendix I.

2. Drainage and sewer lines shall have a slope gradient of the not less than 2%. Please clarify. Reference UPC 708/718.

3. Please clarify the terminus of the condensate line. Reference UPC 807.


MECHANICAL COMMENTS:

1. Mechanical work shall be noted for compliance with the 2000 IMC, 2000 IBC, and 1998 IECC. Reference IBC Section 106.1.1.


ELECTRICAL COMMENTS:

1. Electrical work shall be noted for compliance with the 1999 NEC, 2000 IBC, and 1998 IECC. Reference IBC Section 106.1.1.

ENERGY CODE COMMENTS:

Sheet A2

1. Please identify on the drawing the required U-value and SHGC for proposed windows and doors, and R-value for the roof insulation. Coordinate with energy calculations. The energy calculations shall be sealed by the registrant. Reference IECC Sections 104.2 and 702.2.2.

Sheet E1

1. Interior lighting shall have manual controls to allow the occupant to uniformly reduce the connected lighting load by at least 50%. Please review and clarify. Reference IECC Section 705.2.1.
