q Remove the 'preliminary not for construction' stamps from the plan sheets.
q Plans indicate the addition is proposed to be constructed over utility and drainage easements. Provide documentation that these easements have been abandoned or that the City and each authorized user has approved the encroachment into the easements.

CIVIL:
q Sheet C1: Revise the Parking Detail to provide an access aisle along each accessible parking space. Note that two accessible spaces may share a single aisle located between the accessible spaces.
q Sheet C2: Provide copy of listing for CPE drain pipe documenting that this material is approved for use under buildings.
q Sheets C4 & C5: Show exterior door landing locations and specify finished elevations to clearly indicate landings will be no lower than ½" from top of door threshold (landing level same as interior floor).

ARCHITECTURAL:
q Sheet RS1: Provide a description of the use of the existing bottling operations and the use of the addtion to substantiate the F-2 occupancy classification. Processes using cans or glass bottles would be within the scope of F-2. Processes using combustible packaging such as plastic bottles would be an F-1 occupancy. It appears that the addition is for an S-1 storage occupancy, not an F. Using F-1 & S-1 classifications will not affect the allowable area. It will shorten the maximum egress travel distance allowed to 250' but addition appears to comply.
q Revise the Code Information 'Sprinkler System Area Increase' to reflect the correct IBC Section as 507.3 not 507.1 since there are portions of the existing building that are B Occupancy and 2-stories.
q Sheet RS1: Show all existing building exits and travel distance to illustrate that the addition does not cause non-compliance of the egress system. Can be shown on this sheet or a separate egress plan.
q Sheet A1: Show the design occupant load for each area, warehouse, vending and truck loading. Clearly identify exit access & exit doors. Doors, serving areas with 50 or more occupants, shall swing in the direction of egress. The pair of gates at grid C-11 needs to swing towards exit door 106B or a complying egress path from door 104B to an exit needs to be shown. The swing of door 104B is also in question as the plans do not indicate the total area of the truck loading area into the existing building, nor any other exits for that area.
q Sheet A1: The gates in the chain-link partitions are doors and need to be listed on the door schedule and have hardware descriptions to verify compliance with IBC requirements for access and egress.
q Sheet A2: Where roof equipment is with in 10' of a roof edge, minimum 42" high guards shall be provided. Clearly show heights of all parapets and finished height of roof surface to allow confirmation of compliance with IBC Section 1003.2.12.4.
q Sheet A2: What is the symbol shown north of grid A between grids 8 & 9?
q Sheet A2: Provide specifications for sky lights indicating they are to be listed and have an ICBO or NER report # as evidence of compliance with IBC requirements.
q Sheet A5 et. al: Specify the flame spread and smoke development rating of the vinyl faced building insulation as it is not indicated in the project manual.
q Sheet A10 Detail 9: Revise stair and landing guard height to 42" minimum. Hand rail shall be inside guard at standard height and have extension at top as well as bottom. See IBC 1003.2.12.1.
q Sheet A11, Detail 6 and 7: The energy analysis shall evaluate and include the effect of having compressed insulation at rain gutter and other similar conditions. Also, note on Detail 7 that insulation is required per Detail 6.
q Sheet A10: Provide detailed design of roof drainage system including the overflow drainage system. Specify the slope of gutters in compliance with UPC requirements. Over flow scuppers shall be three times the size required for a roof drain. Provide design of gutters including joining system listed for condition of being an integral part of the building. Sheet A11 refers to the plumbing plans, but not design is provided on the plumbing plans.

STRUCTURAL:

q A special inspection form is required for the following:

· Drilled Piles and Caissons
· Epoxy Anchors
q Sheet S1: Metal building design plans and calculations can not be deferred. The lateral forces resisting system of the building cannot be verified as stated in CTS calculations.
q Ledger L1 is shown on the roof framing plan but no schedule is provided.
q How is a small section of the building laterally braced in e/w direction along gridline D?
q On the panel elevations, sections E are called out which represents 1 reinforcing mat under concentrated loads. Note (3) & (4) calls for 2 reinforcing mats (each face). In the calculations, the panel jambs are computed with d = 3.94 in. Panel is 6" thick, so it is unclear if 1 or 2 reinforcing mats are considered.
q Section X is called out on Sheet S5.1 but no Detail X was found on sheet S8. Please clarify
q What would be a diaphragm chord at gridlines 1 and 4? If L1 is to be a chord, some provision panel/steel structural differential movement shouls be provided. Detail 201 shows solid embed plates @ 48" o.c. No other info is provided, The same situation occurs at gridline K per detail 202.

MECHANICAL:

ELECTRICAL:

q Sheet E2: Clarify that existing exits have exit signs and that the egress paths serving the truck loading area have emergency power and emergency lighting levels with a minimum 1 foot-candle at the floor per IBC 1003.2.11.2.
q Sheet E2: Clarify by note that fixtures having back up power are sufficient to illuminate the rooms with a minimum 1 foot-candle at the floor per IBC 1003.2.11.2.
q Sheet E3: Where are roof receptacle outlets shown for servicing roof equipment? GFI protected?
